Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Generally you have escrows that the lender collects and in most cases they will give you back a credit "Aggregate Adjustment" as they can only collect a certain amount and months so they cant ask for $500,000 in escrows for example.

Good, you got almost a "no closing cost" loan as E is not credited. Remember you'll still have escrow and prepaid and interest and you can shop for title in C.

A "true no closing cost" loan would have paid you essentially enough to have to not bring any cash even from prepaid and even escrow via a larger lender credit.

In most cases escrow quotes the recording fee higher just to make sure the final closing cost can cover everything. Once it's recorded, they will correct the fee and refund you the extra. Doc prep fee varies, but yours seems about average. I had quitclaim deed and POA prepared by escrow before for around 100$ each during my purchase. Some escrow company are nice enough that they do not charge doc prep fee (I provided them with my previous doc for reference). Maybe it also depends upon the complexity of the document.

Not sure where you are located at. If you are in CA and the refi does not involve any transfer, then a fee of $75.00 will be charged per recorded document for up to $225. Recording the actual document isn't that expensive, but with the 75$ fee it adds up. In your case, it sounds like there will be at least 2 docs involved. It's not like you can change anything about it since it's standard government fee that you can't avoid. If you are interested, you can google "SB 2 - Building Homes and Jobs Act Fee (Government Code section 27388.1)" for more detail.

If you are not sure about the fees, you can always ask your LO or contact escrow.

I can't seem to find any amazing rates for a 15 year refi. My loan balance is 185k - is this what's holding me back? 2.375% with usual costs so far is best.

Ha I know. And strangely it wasn't his original LO from Owning that called him. It was a new cold call. When I tried with the same guy, the best he could offer me was 2.875 with $3800 in closing costs. Roll Eyes (Sarcastic)

I'm in Indiana, credit is 800+ and LTV is maybe 50% or so. Maybe it's time to go more in debt....

My 15 yr rate with Better is 1.875% with approx $1100 in non prepaid 3rd party and recording fees for a $440k loan (LTV is approx 50%). The recording fee Estimate seems high so I'm hoping that it will be lowered once the actual recording fee is known during closing. It's in final underwriting review before doc signing. I'm in CA. Everything has been smooth and my loan team has been very responsive. In case this helps anyone.

Thank you for your responses. It is very helpful.

A correction A+B+C+E-lender credit = 0 for me (earlier i typed too fast).

But G is a bog amount for me sice they are doing escrow for 6 months of taxes. My understanding is that I have to pay it any way thats why its ok.. Are you suggesting that lenders give a credit to pay for your taxes?? that is a huger amount for 1.2M - aroud 7000.. what am i missing?

Yes, you can negotiate a bigger lender credit that gives you more credit past the 3rd party costs. This depends on your loan, LTV, DTI, Credit, timing and your ability to negotiate and PM.


There are several examples of this including mine (loan amount $230k and have gotten $2000-$4000 after the 3rd costs are paid) and extreme examples of forum members getting $15k after 3rd party costs albeit by raising their loan%.


One way to do this is to secure a really competitive rate say 2.5% with $4000 in credit and then taking the rate up as much as the lender allows you to so you can get additional credit for going higher.

Hey everyone, I'd like to get your thoughts. I purchased a home 8 months ago and my current interest rate is 3.59%. My equity is around 17% but I am not paying PMI as my current lender does not require it for anything over 15%. Do you think it is worth looking to refinance somewhere? That being said, I'd like to not pay PMI so I think that may be the holdup.

Dont stumble over pmi if you save money regardless.... I just refinanced from 3.25 to 2.5 on my house I bought 6 monthd ago. Pmi will get removed anyway, so who cares where your money goes as long as its less than you are paying now? No point in worrying about quarters when you are saving dollars Smilie

Same here. Went from 4.49% in Jan 2018 with Fairway to 3.25% in March 2020 with UWM to 2.5% with Loan Depot - approved but need to sign docs and fund it. We'll close either just at 60 days or right over - either way the lock is extended. Super happy with 2.5% no cost for our condo loan.

Thanks all for this thread - it was easy in CA to choose Interactive and Loan Depot and nobody else out there came close for my loan - not owning, not better, not Costco lenders, not anybody. Network Capital said they could/would and called a lot but delivered nothing tangible. Loan Depot beat Interactive the day my loan came out of underwriting with Interactive and Interactive wouldn't match or beat. Loan Depot extended my lock for free and hasn't charged anything additional if we don't close on time since we performed.

My experience with LD was very, very good - their customer portal is super, you can chat the various members of the team, and the longest I went without contact was 24 hours. Sometimes it was as quick as instant, esp with the LO at the frontend. With current loan volume, I don't think most can do better. I'm pretty shocked people stick with Loan Cabin but maybe for certain loans that's where the deal is but 120 days sounds absurd. Our loan was also very, very clean.
