Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Thx to people here, got a LE from LD with following on Loan amount of $730K with 2.5% for 25 years fixed.

A - $1595, B - $112, C - $1070, D - $2777, I - $2708, J - (net Credit back to me of ~$4800 after total Lender Credits are $10,202)

LD did the price of $999k to waive the appraisal fees.

Should I move forwoard?

Your home value has probably increased since buying to bridge the 3%. Reach out to lenders and give them your home value as $X so that 80% of $X comes out to your loan balance. Even if you don't get a waiver, there is a high chance that the appraiser appraises your house at the home value you provide.

Even if you have to pay PMI, its better to lock in a lower rate as its for the next 30yrs where as PMI would drop off in a couple of years.

the different between P+I is around 30$/month.

is the breakeven roughly 3000/30/12= 8.33 years?
not sure if I do the calculations correctly....?

Currently at 2.625%. Not sure if it's even wise to begin the refi haha

I felt like getting the lower rate to be done with the refi, but also didn't want to pay that much out of pocket for the prepaids even though that's not really considered loan cost. (I kind of hate that during the closing process there are a few overlapping days that you have to pay interest for both loan, so I consider the overlapping interest as loan cost since you normally would only need to pay one if that make any sense.)

Absolutely! You are making $7400 minus whatever the recording and payoff fees are. That is fantastic, and even more impressive considering how low the rate is.

Hopefully they are able to accommodate the $4800 coming back to you. I think it would have to be a Freddie loan not Fannie.

Definitely do the refi. If you can drop your rate by a quarter percent AND make $3k, that is huge!

A few days of overlapping interest won't amount to a lot. Aside from that, the prepaids are things you would be paying anyway.

Your break even calculation is correct as an approximation using the monthly payment. Another way to look at it is 3000 / (0.125%*loan amount).

Personally I would go with the 2.375% option unless you expect to be in the house for a long time and don't expect to be refinancing again. It is tempting to lock in a crazy low rate but rates can go lower.

Agree! I think I will go with 2.375% since the 3k credit should cover everything else that's not included in D+E. Smilie

I've been told that it's only worth it to refi if the rate dropped more than 0.5%. That's why I kind of doubt if I did the right thing lol. However, with the skills I learned from all of the experts who shared here, I guess we can make a refi worth it with a smaller rate drop 😅 thank all of you very much!!

I have never read anything like this so I'm not sure if it's a new thing or....? Okay. Thx. I decided to go with 2.5% rather than 2.37% to get more credit up front. Also my thought was that I can always pay more towards the principal to get more of a same effect as 2.37%

Yeah, that 0.5% advice is outdated. It's because people assume you're going to have a lot of closing costs that are not offset by lender credit.

IM's policy is not surprising. When I talked to LenderFi a few months ago, they were similar in that they offered a no-cost option but wouldn't offer higher rates with higher lender credits. Owning has gone one step farther by changing their advertised rates from no-cost to rates with points (although based on the data points in this thread, they still offer no-cost options sometimes). These lenders know that if they offer higher rates with higher lender credit, those borrowers are likely to refi again quickly.

LC, LD, and Better seem to be the main lenders discussed on this thread that allow you to make money through higher lender credits.

If you have a good offer from LC, your best bet is to ask LD to beat it. I closed recently with LD, and it was about 75 days from lock to funding, but I changed some parameters midstream that led me to go through underwriting twice, and there were other complications. Otherwise I think the timeline would have been around 45 days. Generally the recent datapoints have been good on LD.

Going forward, I think LC will be faster now that people have been closing who applied in the huge wave during July/August/September.

Yes, I think that is the right way to go. You could try going even higher on the rate, but I'm not sure if they would let you. They didn't let my net credit in J exceed $2000. So in order to get more lender credit, I had to add escrow and bump my signing date from late November to the beginning of December in order to increase my prepaid interest.

But YMMV. Hopefully they honor your offer, it is a good one! If you run into trouble with the net credit being too high, you can try some of the strategies that I employed. Keep us posted.

My LD refi was locked on 10/16 and still pending.

If J > 2000. you, get cash or principal reduction if you don't have escrow?

I think the majority shows loan cabin, loan depot, interactive mortgage and lenderfi are about as good as it gets. Did you try those already?

Had started with LC but due to the delay switching to another lender. This is an investment property and all these lenders are not competitive in their quotes. Hence considering Sebonic.

The initial interactions seem fine but I'm trying to get some real world data around their closing time. I have another refi going with Better.com and they've been very responsive and about to close in slightly over 30days.
