Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

With that LTV, I would expect them to waive appraisal, but that depends on if you are in the automated fannie mae system as eligible for an appraisal waiver. It's not up to the lender, and some lenders don't use the fannie mae system. But they should be able to tell you before you commit to paying anything for the application or appraisal. Cash out would probably require an appraisal.

With your lower loan amount, some lenders won't give the best rates, but gather all the lenders and shop around based on what you see here. I have no knowledge about south carolina, but use loancabin website to get an idea of the baseline rate and costs you can shoot for without even submitting an application unless you want their LE to shop around at other lenders.

Most likely yes, but you will have to provide a document from the 401K provider stating the conditions around which you can withdraw (what is the penalty etc).
Usually it is a standard thing for them and they can provide it without much issues. If you do plan to go that route, reach out to them as soon as possible since they might take some time to get you that. I recommend to do that regardless, even if you don't end up showing 401K as reserve.

LC is slow as crap as noted by others but for purchases they are 'OK'. At the Loan amount you have getting large credits should be the goal. Your initial offer of Better wasnt that great to be honest.

Yes I agree! The initial offer from Better was not good at all.
I just started emailing them to see if they can match or beat LC offer. Let us see what they respnd.

LC offered:

2.625% lender credit of $8000,
2.75% lender credit of $10,000
2.875% lender credit of $12,000

So if seller agrees to pay transfer fee tax and my closing costs goes much lower will I get all extra in my pocket? any limit on how much I can get after closing costs?

Loan Depot said a week ago they were trying to get me in at 2.5% at no cost. Rates have gone down since then though. Probably going to reach out again to see if they can get me that deal. Anyone able to get in at 2.5% no cost recently?

Just signed an offer to buy a condo today - I had already got pre-approvals from a few places including loan cabin, but the realtor says i pretty much have to use a local lender because the condos are almost all rentals so most normal mortgage companies don't like approving them (super low owner occupancy rates).

I'm going to talk to the local lender about matching since her rate is a little higher than others - but has anyone been in this situation before?

Also - I'm assuming now that I've signed would be a good time to go back to all the places I got pre-approvals from and get a formal Loan Estimate in order to see what she can match?

when loan cabin delays forever for some reason if we find better option and try to close will they refund the appraisal fee.
Or it is non refundable because no matter whether you close with LC or not once appraisal is done it is non-refundable?
