Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

There must be disbursement date in CD. In my last two refinances it happened on those dates. But there are comments in thread suggesting Owning and Interactive are taking upto a week to fund.I was signing my paper and there was California Disclosure regarding Per day interest. Based on two options Lender may charge anywhere from 1-3 days if funding is happing on Monday or a day after Holiday.

I know including myself, many are awaiting for loan cabin to close, but something tells me they are just good people to deal with. I and a friend both applied around the same time around early September and my friend received an email today that they are getting ready to close and the rates have changed and offered the lower rate - WITHOUT asking. Who does that, proactively?

I applied to LoanLock back on 7/24, aside from the welcome email, I never heard back.

Out of the blue, I received an email on 1/22/2021 (6 months after), thanking for me applying and started getting daily rate emails.

1/25 was the best so far for my scenario (my loan amount is less now, but these are the figures I applied with):

I'm not sure if 178.60 is positive or negative.

As some of you already know, I close with Loan Cabin on 30-year @ 2.5% so I'm good, but if I can get 2.25 at minimal to no cost, I will apply again.

You need to apply now and lock your rate with Better. Once you are locked, you will get an email saying who your processing expert is, and you email your loan estimate to the processing expert asking for a match. You need to send the loan estimate to the processing expert within 1 business date of the loan estimate date. If you got the good rate yesterday or today, you need to do this ASAP.

I locked my rate on 11/29.. The notary came on 1/15.. My loan is a outlier in terms of how long it has take from LD amongst the data here.. Not sure why.. Still the loan is not funded.

I locked on 10/16..Appraisal 10/25..Appraisal in system 11/05. I was told before thanksgiving that my loan would be approved within first week of December ....Final Approved was on 12/30..They gave me two lock extensions....I finally signed on 1/21 after multiple escalations and two direct escalations to Executive. LO was always available. Processor is the problem. My disbursement is/was 1/26. LD site shows, they have received my signed paper.

Baseline reference, 500k LTV <60, SFR, CA. 2.375% par or 2.5% w/$3900 credit. There are no section A or B costs. Unfortunately, they do not provide online quotes and you need to call them to get this info.

Wow, this lender is the lowest I've run across so far. Here is the info I got from them -
The fee section shows what rebate (credit) will be applied to the total loan costs based on CA (SFR). Combined loan costs are $3,520 which includes our $1,295 lender fee, the $525 3rd party appraisal (assuming we need one – we can discuss that in a scheduled call), and the $1,700 3rd party title fees (we use Fidelity or Pacific City; the lesser of the two)

I used them a couple years ago. They had good rates then and was an easy process. Less than a month after closing, they sold my loan to Wells Fargo.
