1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

I am thinking about this Apple deal because Costco had issues with the XS stock back in 2018. The pandemic won't help this issue much at all either. I wish you can buy online from Costco, but you can't at this time without paying more than at the kiosk.
$350 + $150 gift card for the iPhone 11 seems like a decent amount back?
I also traded in the 11 for the 12 Pro and got $350.
The $150 digital Mastercard is going to help.
I also used Apple card to finance at 0% for 24 months but will end up paying double each month to have it paid for by next year's model.

They give you 30 days from the new phone sale till the day you get them the new phone's IMEI.
Depending on what color/storage/model combo is in stock, you are gambling that the iPhone 12 you want may not get to you by 30 days.

I just heard back from the team with an official clarification - in this case the "purchase date" is going to be when the equipment installment plan starts, so when the phone ships is when that 30-day window would start. So you'll have plenty of time to get the phone, snag the IMEI, and get the rebate submission in =)"

If you're talking about the Apple Store deal, there is no difference between trade-in credit and trade-in value. It's only relevant for the T-Mobile deal.
