1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

Obviously, buying the carrier unlocked version and activating yourself would be safe, but there's no additional discount for that beyond the trade-in value offered directly from Apple.
Also not sure if anyone has mentioned, but if you have been a T-Mobile customer for 5 years or longer you can use the code "2020APPLEUPGRADE3" for a $200 cash back card!
Additional $50 so that pretty cool!
