1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

I traded my iPhone 11 thru Apple and T Mobile said I am only eligible for the $150 since the trade in was thru Apple. If I had opted for the trade in thru T Mobile, I was eligible for the $200 since I had been with them over 5 years.
Offer says you need to "choose T‑Mobile or Sprint as your carrier", which doesn't happen when you choose a SIM-free version.
So I'd expect that the deal isn't going to work if you don't buy a T-Mobile/Sprint phone. Plus is kinda makes sense that T-Mobile wants the promotion to just be for T-Mobile customers and not everyone.
I'd suggest you give it a try and report back how it works out for you.

TMUS asks for the IMEI of the phone when submitting the claim. They'll simply match the phone IMEI that they see on the subscriber line with the one entered. If they match, and the IMEI returns as an iPhone 12, then you're all set.
Stop overthinking this, though Tmus doesn't help itself with these equivocal statements.

What steps of setting up the new phone with the new SIM that's already inside it do you avoid by swapping SIM before turning it on? It's been a couple years since I last activated a new phone. I don't remember doing anything different vs setting up a phone such as after a restore, so I'm curious what's sufficiently difficult that swapping is "far easier"?
