1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

If ordering iPhones online and trying to use a discount, the discount will only show up on the sim free versions of iPhones and not the carrier activated ones. What seems to be a requirement of the $150 promo is that you select the Sprint/T-Mobile carrier specific option. There is a 95% of not getting the $150 without escalations and complaints to T-Mobile later.
What I had to do was to call in and order the phone with a rep, who able to verify my discount status, order the T-Mobile version for me stating my XR trade in, then manually adjust the order after it was placed to give me a discount.

Now only if someone can confirm if my first assumption is even possible or notWhat steps of setting up the new phone with the new SIM that's already inside it do you avoid by swapping SIM before turning it on? It's been a couple years since I last activated a new phone. I don't remember doing anything different vs setting up a phone such as after a restore, so I'm curious what's sufficiently difficult that swapping is "far easier"?
Assuming you mean eSIM -- how do you activate a new phone with an existing eSIM?
What steps do you avoid? Having to contact CS or going online to do it for starters. For many who aren't comfortable with doing this - like my olds - swapping the SIM is eminently easier.
2. iPhones can transfer the eSIM as of iOS 12 when you activate and restore from iCloud OR you can simply activate your line on the new eSIM IMEI.
Why, apart from maybe a couple of edge use cases, anyone still uses physical SIMs is beyond me.
Perhaps someone getting their new phone tomorrow will be able to detail what hassle they undergo to activate it.

Again; activating the SIM is a separate task to activating an iPhone. They are completely unrelated.
Apple orders work even more easily - during your order of an upgrade (via browser) on the same line you enter your phone number, last-four of SSN, a one-time passcode they text you and you're done. .A few seconds effort - even less if you're ordering from the iOS app on the line you're replacing since it pre-fills the phone # and you need only tap in four digits.
The phone arrives and activates on that line in your account when turned on. Easy peasy.
*shrug* again, do whatever you think best. My point is to let other folks know using the new included SIM is simpler than you imply.
