1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

I have a T-Mobile version on order through Apple already but it won't ship out til mid November. Was hoping the SIM-free version will qualify so I can pick that up today/tomorrow and I can cancel the online order.

I believe for the $150 rebate, you will need to upgrade one of your lines and the rep at the Apple store will activate the phone right on the spot on your line. That's what he did to me so probably work same way for everyone. He didn't even opened the box, he just activated the sim by scanning one of the barcodes on the back of the iPhone.
