1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

11/28: Picked up the new phone at the store
12/07: Shipped the old phone

12/11: Received email from Apple saying "your trade-in refund is being processed"
12/12: Saw the refund in my Apple account (no email notification though)
12/14: Checked T-Mobile website and status changed to "Sent" and a button to redeem the card (also no email or SMS notification)

I received t-mo rebate in about a week after the "Your trade-in refund is being processed" email was received from Apple.
Several SDers had a similar timeline as well.

According to Apple's Holiday Returns Policy, it will be fine even if you opened your iphone 12 pro max. Just make sure "......repackaged with all the cords, adapters and documentation that were included when you received it."

quick update:
I sent one of my SE in for $210 for an iPhone 12 pro purchase that I made. This one had some scratches on the top right side due to me being clueless that these screens scratch up easily and placing another iPhone SE on top of it while I was at the apple store picking up my 12 pro and attempting to trade some in, which my store refused to do due to covid. This one went to Carlisle, PA. It got there on 12/8/2020.
I just received an email that it was accepted for the full $210:
