I wouldn't buy any smart device that doesn't have a dumb mode. If an app is required to use it and the company goes out of business you might get screwed.

After a quick video review, you are correct. If you take off the face plate it has manual controls underneath.
Buying a new house. Our current house is in a HOA where they handle the sprinklers. I definitely want to get something smart. We live in South Florida, so at times can get a good amount of rain but also can get a ton of sun. Where I am moving, water is a little more expensive. I may look into doing a well, but want to conserve as much as possible.
Any suggestions in what to look in? Not on a tight budget, dont want to blow the bank though (especially since a well may cost a few $$$).

I've had nothing but problems with gen1 & gen2 16zone. Worked with customer service for months trying to get my gen2 working without any success. Finally moved on to the Bhive and I'm glad I did, not a single issue and over 10months of use
I have had one of these since 2016 I believe and had no problems at all! I believe you received a lemon
I was a fan of Rachio until last year when my lawn started getting brown. I noticed later that Rachio was giving me notifications that my lawn was being watered but the sprinklers would never come on. I just reset my wifi connection in the app and everything worked again. I thought it was a one-off thing and ignore but I was wrong.
I just had a new sod and assumed the sprinkler to be on - wrong again and had the same issue. After this, I can't recommend Rachio anymore

I have the gen 2 with 16 zones. We use all zones and it works awesome INCLUDING adjustment for weather. Check your facts!

If you don't plan on adding additional zones, then yes you should.
instead of the outlet being. sprinkler can I connect it to drip irrigation,?
I was able to get a Gen 3 8 zone new from my local water company promo / rebate for $99.
For reference promo was through nyam water.
