I mentioned the offer to my wife who is a Chase employee and she pulled it up on her internal system. It had a note that they had additional offers if you apply in a branch. You get the 100k points, 1st year AF waived, and a $50 grocery credit. So essentially an extra $145 for applying in the branch.
Wow. No brainer if you are eligible for the bonus.

If I pay property tax using this card they charge 2.1% processing fees, will it considered valid transaction for $4k spending threshold?

"Similar cash-like transactions" include making payments via a third party service, such as PayPal send money to friends and family.
In your case, are you directly paying the city, county or state for the property tax or are you paying a third party service, who then turns around and pays the city, county or state?
- If you are making direct payments, your payment would be considered an eligible purchase.
- If you are paying a third party service, then ... ???
In the latter case, you are in limbo. You can ask Chase for a clarification, but they will probably pass you back off to the vendor:
"We cannot determine how a transaction will be processed by a merchant. If the charges is considered a cash-like transaction, you'll be assessed the fees associated with the account. If you need more information, please contact the merchant. We appreciate your business and thank you for choosing Chase."
When you follow up with the vendor, you'll probably hit a dead end. The person that you talk to won't have a clue as to what you're asking about "how a transaction will be processed by a merchant".
Just take heart that most reports have been positive, property tax payments have been processed by Chase as eligible purchases.

After making the product change (downgrade from CSP to FF), you should allow a minimum of 4 days for Chase to clear its system.
This is a very YMMV issue, some have gotten their applications approved after 2 days, others have had their applications held up for more than 7 days awaiting their Sapphire Preferred or Reserve accounts to clear. 4 days is just a rule of thumb (used to be 3 days before the 100K deal hit the market).

I had a CSP I opened over four years ago. I canceled it, and after 4 business days was able to apply for and be approved for a new CSP with the signup bonus.

There is a chance that the system has not had sufficient time to divest the old Reserve account.
I'd suggest that at the 7 day mark, that there is an equal chance that the problem has nothing to do with your Reserve account. The system is simply stuck and won't allow your application to go through.

The general consensus is that after canceling a Chase Sapphire Reserve card, it takes up to 30 days for the system to clear itself of that card.
And after a product change (downgrade), it takes about 4 days for the system to clear itself.
So, the general advice is to do a product change instead of canceling the card. It is quicker, it preserves your credit history, and gives you more options for earning UR points with bonus categories.
I called the Chase branch yesterday and the banker said if I applied in branch the AF will be waived the first year along with a $50 grocery credit. I'll report back after I apply in person today or tomorrow!

I called them and they said it won't affect the 100K offer. On what basis you said I won't get that offer?
