I mentioned the offer to my wife who is a Chase employee and she pulled it up on her internal system. It had a note that they had additional offers if you apply in a branch. You get the 100k points, 1st year AF waived, and a $50 grocery credit. So essentially an extra $145 for applying in the branch.

If the 75K UR points were not the sign-up bonus of your Sapphire card, then it doesn't count.

I am negligent and cannot effectively search the post(s) referring to strategies to maximize this card now that I have it. Are people keeping past year 1? Transferring all points to this card, or to affiliate programs?

Prior to the new benefits package being issued, this card's long term value was suspect. Many people chose to do a product change (upgrade or downgrade) to a different card after one year. However, with the new benefits package, it's less clear whether one should keep it or change it. Details:

Others believe that this needlessly bothers the issuer and leads to slowing down the process for everyone else. Mine does. USAA.

Can someone please help explain how the "$50 annual Ultimate Rewards Hotel Credit" works?

It states you can "earn up to $50 in statement credits each account anniversary year on hotel stays purchased through Ultimate Rewards."
...then "Purchase your next trip through UR and earn 5x total points on flights, cruise lines, hotels, car rentals and more. Plus, earn 2x point for every $1 you spend on all other travel purchases - excluding purchases that qualify for the $50 Annual UR Hotel Credit."

Am I correct to assume that hotels booked through UR will first qualify for the 5x point, but then also qualify for an additional 1x points bonus (capped at $50) at my anniversary year?

The anniversary bonus is 10% of whatever UR points you've earned through the year (including the 5X points earned on UR travel purchases). There is no cap on the anniversary bonus.
Example: Say you paid $500 for a hotel booked through the UR travel portal, you'll earn 5X points = 2,500 points. On your credit card anniversary date, this purchase would contribute 250 points (10%) to your bonus total.
The $50 hotel credit is applied to any purchase coded as a hotel that you purchased through the UR travel portal. You'll see the credit applied immediately as soon as the UR travel purchase is posted to your account. You can consider it a reimbursement for hotel expenses, up to a maximum of $50.00.

The credit is applied automatically. There is nothing that you need to do (other than make the purchase via the UR travel portal).
Example: Same as above, you paid $500 for a hotel booked through the UR travel portal. You'll receive the points noted above. .... If you are a new cardmember, as soon as the $500 purchase is posted onto your account, you will receive the $50 credit. .... The credit it will be annotated on your account as a "STMNT CRDT HOTEL PURCHS" (Statement Credit Hotel Purchase), or words to that effect.
P.S. The $50 hotel credit is available immediately to new cardmembers who signed up after August 16. Existing cardmembers will become eligible for the hotel credit after their next account anniversary.

EDIT: Correction.

If the $500 paid for hotel happens to be the first such purchase made through the UR travel portal, then the following deduction applies to the points calculation (see excerpt from Offer Details, below):
$500 - first $50 = $450
$450 @ 5X points = 2,250 points earned immediately.
On the credit card anniversary date, this purchase would contribute 225 points (10%) to the anniversary points bonus.
Excerpt from the Offer Details: $50 Annual Ultimate Rewards Hotel Credit: A statement credit will automatically be applied to your account when your card is used for hotel accommodation purchases made through the Ultimate Rewards program, up to an annual maximum accumulation of $50. Annual means the year beginning with your account open date through the first statement date after your account anniversary, and the 12 monthly billing cycles after that each year. Annually, the first $50 in Ultimate Rewards hotel purchases will not earn rewards points. Statement credit(s) will post to your account within two days after your purchase posts to your account and will appear on your monthly credit card billing statement within 1-2 billing cycles.

Appreciate if someone who's had experience with this can chime in and let me know if I made a mistake here. I just returned from a Chase branch where I went with intention to apply for this card. Was told that because I closed my CSP card on Aug 16 that I'd have to wait until Sep 16 to apply for it again. I originally opened that card in 2013. Nowhere in the T&Cs does it say that you cannot apply (and be approved for the CC and offer) if you previously closed a CSP or CSR within 30 days. I was under impression you could apply after 4-7 days from not having the CSP card anymore.

4 days is correct, if you apply online. It is known and has been discussed here that eligibility doesn't reset for in-branch applications until later.
