You need to have high tolerance for noise if you use a window unit. Window unit is as loud as the indoor portable type. The mini-split puts the condenser outside, so it is quiet.

The new saddle and U-shape are very quiet. I can buy four of those for a fraction of the cost and far cheaper to operate as to installing a quad multi-zone mini split or a furnace and ac. Last year, I was quoted $6900 for a new hvac system not including permit and leak test. For mini split, it came to $10,000 for a quad.

Mr Cool has a 12k as well that showed up on Costco last year, but quickly sold out. This appears to be a seasonal item at Costco and when it's sold out, they don't restock.

Seen the Mr. Cool listed at Costco for the past 3 years

Home depot sells Mr Cool DIY as well, just don't have the Costco warranty and easy returns

20 SEER is much better than the 12 SEER window units in my near-200 year old house!

This would be perfect for my upstairs, which has no ducts.

My home is about 1300... I have a nice carrier hvac system that never cooled down the master bedroom or the add on 20 by 20 den.. I live in Florida..
I bought the 12k for the master bedroom and was so extremely impressed with how freezing ice cold it would chill the room in a matter of minutes..
It chilled it so nicely that I could tell the whole back of the house was colder when I had it on..
So I went ahead and bought the 24k for the den... Same results.. It not only blows ice cold it cooled the entire den down in just a few minutes..
I quickly realized that just running the 12k in the bedroom and the 24k in the den completely eliminated my need to ever turn on my HVAC again..
It cools the entire house down in minutes on a very hot day.. The HVAC system would run all day to barely maintain the chill in the house on a 90 degree day..
These 2 units are miracle for me.. They run at half the power and only a fraction of the time.. I predict these things will put hvac ducted systems out of business in the near future..
I was able to install both of them myself .. Purchased romex, breaker , and cut off box from amazon , ran the wires to the panel.. I had never done it before but after a few youtube videos and my desire to save a few hundred dollars the install was flawless.. I also purchased a 3 inch hole saw for my cinder block walls..
all that being said.. I dont think you will need the dual zone units if you do what i did.. place a 12k on one end of the house and a 24k on the other you will be amazed.. - oh and this is a very good deal.. i paid 1650 for my 24k from ingrams air and water.

How handy are you? For about $125 (vacuum pump, gauges, mini-split 5/16 adapter, nylog blue) +$50 (if you need a crowfoot set and torque wrench to properly tighten the flare nuts) you can buy all the specialty tools needed to install the $484 Confortotal units on ebay. I just installed one. Took me ~7 hours total, including the time spent ordering parts, watching youtube videos of installs, and the actual work. If I did it a second time (and didn't have to drill multiple holes though 8" concrete and 4" brick) I could probably do it in under 3. I got the 120V version, so it just plugs into the wall like a window AC - no outside shutoff or 220 circuit required.

I'm not sure I'd place too much longevity expectation in a 1 ton unit you can get shipped to your door for under $500, but it was worth it to heat/cool my shop even if it only lasts 3-4 years.
