My home is about 1300... I have a nice carrier hvac system that never cooled down the master bedroom or the add on 20 by 20 den.. I live in Florida..
I bought the 12k for the master bedroom and was so extremely impressed with how freezing ice cold it would chill the room in a matter of minutes..
It chilled it so nicely that I could tell the whole back of the house was colder when I had it on..
So I went ahead and bought the 24k for the den... Same results.. It not only blows ice cold it cooled the entire den down in just a few minutes..
I quickly realized that just running the 12k in the bedroom and the 24k in the den completely eliminated my need to ever turn on my HVAC again..
It cools the entire house down in minutes on a very hot day.. The HVAC system would run all day to barely maintain the chill in the house on a 90 degree day..
These 2 units are miracle for me.. They run at half the power and only a fraction of the time.. I predict these things will put hvac ducted systems out of business in the near future..
I was able to install both of them myself .. Purchased romex, breaker , and cut off box from amazon , ran the wires to the panel.. I had never done it before but after a few youtube videos and my desire to save a few hundred dollars the install was flawless.. I also purchased a 3 inch hole saw for my cinder block walls..
all that being said.. I dont think you will need the dual zone units if you do what i did.. place a 12k on one end of the house and a 24k on the other you will be amazed.. - oh and this is a very good deal.. i paid 1650 for my 24k from ingrams air and water.
Never even heard of that brand. Mr Cool has been making these mini spit systems for quite a while. And I'm also seeing 17 seer on HD's site[homedepot.com] as well. And like the other guy was saying above, it probably isn't a true DIY type system either. Looks like it has the flare ends on the line sets already (which is good for a DIYer because you need a special tool for that plus it's something easy to screw up if you don't know exactly what you're doing), but are they sealed from the factory like the mr cool ones where the line sets are punctured when you attach them? If not, it really should be evacuated/checked for leaks before starting up. Now this can be done with a gauge set and a vacuum pump but that's going to add to the cost a bit. Planning on having somebody come and do it... well you're already over the price of the mr cool system at that point and the discussion is over.
I usually get a bunch of years out of window units (have to handle them carefully and clean them well with bleach or whatever to get the mildew out of them at the end of the summer before you put them away). I'll tell you what I've had fail a in them a few times now, the motor bearings. I'm not going to lie and say it's super easy to replace them but if you have a little patients and a couple hours of time then they can be replaced. They just take small sealed bearings just like the ones found in skateboard or rollerblade wheels. First time I needed some I got them locally at a ACE or something and they were kind of expensive and the following time I ordered them from Amazon[amazon.com]. Not saying that they're all the same size but so far I replaced the ones in an LG and a couple of GE window units. Believe the blower motor was frigidaire in them if I'm not mistaken. Wonder how many good window units get tossed into dumpsters every year because two one dollar bearings go bad LOL.

You need to have high tolerance for noise if you use a window unit. Window unit is as loud as the indoor portable type. The mini-split puts the condenser outside, so it is quiet.
The new saddle and U-shape are very quiet. I can buy four of those for a fraction of the cost and far cheaper to operate as to installing a quad multi-zone mini split or a furnace and ac. Last year, I was quoted $6900 for a new hvac system not including permit and leak test. For mini split, it came to $10,000 for a quad.

I am just telling you from my personal experience. The compressor of a window AC (U-shape) or not, is right at the window, and the noise will transmit to inside the room. You can treat it as white noise and it helps some people to sleep, but thinking the window AC unit is quiet is simply not true. I do agree it is much cheaper and easy to install, and that is why I had it.
My entire house is 1600 sq ft ranch style...it cools pretty well but I keep the bedroom doors close since they have their own units....however I never have to crank the fan, I have it at the low setting and it does it's job. Never use the heat function so can't comment on that
Does anybody have a good recommendation for a DIY 12,000 BTU unit?
Mr Cool has a 12k as well that showed up on Costco last year, but quickly sold out. This appears to be a seasonal item at Costco and when it's sold out, they don't restock.
Seen the Mr. Cool listed at Costco for the past 3 years
Home depot sells Mr Cool DIY as well, just don't have the Costco warranty and easy returns

Thanks for your reply. I did look at Costco and the other "club" stores as well as Lowes and HD. I might go ahead and get a Pioneer though I will have to learn how to draw a vacuum. From the You Tube vids, it doesn't seem that difficult or complicated.
Was looking at these and decided 8-10k just for installing mini splits in the upstairs bedrooms was not going to cut it. So I went and saw the Midea U shaped window units and saw they are almost like a mini split. I just installed one and while it does vibrate the wall when it's on. It's almost as quiet as my mini split downstairs. Only one con is that they cannot heat.
Now I have a combo of Minisplit for sun room, Danby/Midea for upstairs to supplement the weak central AC. Total power draw of around 2.4-2.6kw with all units running.

Do find that running only the 24k in the den sufficiently cools the entire home and bedrooms most of the time?

Running the 24k in the den and the 12k in the master bedroom Absolutely cools the whole house down ... and it does so in a matter of minutes.. I am amazed at its performance.. that den probably called for a 12k unit but my logic was that if I doubled the size it would not need to work overtime to keep the den cold on a 100 degree day.. I quickly realized it was having no trouble keeping the entire front of the house cold on the low fan setting.. I dont turn the central system on at all anymore.. The central system never was able to drop the temperature drastically within a matter of minutes like these split systems do ... Additionally , when i loose electricity around hurricane season my generators can easily power these split systems , where as the generators cannot power the central system...

How handy are you? For about $125 (vacuum pump, gauges, mini-split 5/16 adapter, nylog blue) +$50 (if you need a crowfoot set and torque wrench to properly tighten the flare nuts) you can buy all the specialty tools needed to install the $484 Confortotal units on ebay. I just installed one. Took me ~7 hours total, including the time spent ordering parts, watching youtube videos of installs, and the actual work. If I did it a second time (and didn't have to drill multiple holes though 8" concrete and 4" brick) I could probably do it in under 3. I got the 120V version, so it just plugs into the wall like a window AC - no outside shutoff or 220 circuit required.
I'm not sure I'd place too much longevity expectation in a 1 ton unit you can get shipped to your door for under $500, but it was worth it to heat/cool my shop even if it only lasts 3-4 years.

Thanks for the suggestions and the details.
The crowfoot was a helpful point for the torquing. I did look at the Comfortotal on eBay and like that it arrives precharged with 410. Looking at the Pioneer 12,000 sold on HD it has the app feature and honors a self install warranty without needing a licensed HVAC signature. It is about $200 more but does have those features and a longer install kit.

Yeah, I wish I'd realized it before I installed. I used the engineer's method: measure the length of the wrench, grab a hook scale and clip it to the end fo the wrench, pull the scale until the force x length = torque.

Make sure you read the fine print about the maintenance schedule. My whole house unit (prof installed) has a warranty which is only valid if it gets regular (semi- or annual-) checks by a qualified tech. And, of course, it's parts only. For the labor and refrig charges on a R410a recovery, compressor swap, and R410a refill service I could buy another brand new Confortotal unit. I get the peace of mind with the early-failure possibility - and the longer lineset if you need it - but I expect the time wasted trying to get them to make good on their warranty might not even be worth the value of the parts they'd send.

This would be perfect for my upstairs, which has no ducts.

12/2 is enough for 20A, this unit in my use case Will be around 10A, so I just use 14/2. Nothing wrong with smaller AWG
