Thought I'd give the community a heads up, while going through a refi through Chase (also my current lender), I was offered a separate program to adjust my interest rate without the need to go through underwriting. I am currently at Jumbo Loan 30 year 3.5%, and they offered me 2.875% with a single payment of $995 origination fee. Change will be reflected by Aug.

2.875% is the same quote that I received from Chase to go through a refi (unless you are a Chase Private Client, you may be eligible for additional 1/8 - 1/2 point reduction by bringing in new money).

The benefit of this program is that it eliminate the need for
  • Appraisal (~$600 in NorCal)
  • Credit check ($25)
  • Title Insurance ($900)
  • Closing fee ($450)
  • Fee fees aka misc. feesā€¦ (~$500)
But the biggest benefit is that you do not need to restart your 30 year fixed loan all over again. Kind of a no brainer, but they did say this is a targeted program. I'd recommend reaching out to your current Chase Mortgage Advisor to see if you also qualify! Good luck!

So doing a modification of the loan instead a full refinance does that mean you don't need to go thorough the full documents and provide income statements, bank statements, DTI calculation, etc. to make sure you qualify for the loan? Also if say you have 20 years left on your current 30 year loan will still stay at 20 years left with lower interest rate?

It depends on your lender in terms of what they'll require, IF they even do it.

But yes, if they do, generally all that changes is the rateā€¦the other general terms of the loan don't adjust most of the time.

These will be very YMMV depending on your lender and your circumstances! But it doesn't hurt to ask.

Such an unwarranted reply. Banks do this to keep the loan locked in so you don't refi elsewhere...

Why the hate for this? PenFed did this quite a bit in the aftermath of the housing crisis.

30 years term. You just need 1 extra payment every year, you will finish your loan by 23 years. Throw extra cash to your principal, bank doesn't like it. That save you more than refi. I did 2 or 3 payment extra every years, bank keep looking for me and try so hard to offer refi. I have 30 years, last 7 years I did 14 sometime 15 every year, if I keep doing that I will done less than 10 years. I cut off a lot interest. Just login to your loan and do your math, extra $100 every month, you will see how much you save.

...except you can do the same thing after a refi.

They do charge a "processing" fee ($1630 in my case) for the loan, and I expect it will be about $3500-$4000 in closing costs when all is said and done. I'll use the same title company from the original home purchase, which should result in a discount on the title costs.
Your rate is good but not unheard of especially if you have that much in closing costs. I did a refi on mine and got 2.625 with lender credits paying all costs (No add to my balance, and no money out of pocket.)(This was a couple months ago so it may be a bit different now I don't know...) I am not being critical of your deal at all--it seems pretty good in terms of percentage particularly if you plan to keep the loan a while.

What I will mention is my refi was FROM Wells Fargo to a new lender and WF was a huge PITA the entire time my loan was there. (I didn't start it with WF, it was bought by WF.)

For whatever reason online access and servicing of my loan never worked (some internal issue in their system that never got resolved), I constantly got letters from them asking me to show proof of insurance on my home even though the carrier sent it (in addition to me sending it every time they asked), and any time you call customer service expect to talk to someone that is barely one level above useless.

And since online never worked properly, I took payments into the local branch every month which itself is not a big deal. But about half the time they'd hound me and give the hard press about opening more accounts there. It just got annoying after a while.

This is just one experience ... I do hope yours is better.

Sounds like a plan!

Negatory on my end. I also got a refi deal (Currently at 4.75% with the deal offering 3.275%) in the mail and just got a call from Chase asking if I had received it. I told them I'm not interested in a refi, but I had heard they were doing targeted mortgage interest reductions and wanted to see if they could make me an offer. They confirmed that this is indeed a targeted offer that I am not eligible for. I pushed further and told them their refi offer was not great and that I was looking elsewhere for something closer to the current rates. They said they don't have a retention program either.....whatever.

I also have excellent credit and the current mortgage is below 50% LTV.

2.875 is mediocre on jumbo in current environment but free money if no refi i guess.

Unheard of? last year VA refi rates (as one example) bottomed at 1.75 (no pts) on 30yr jumbo for well qualified. Low 2s for many months if not year. Unfortunately my note hadn't seasoned on that dip yet so still at 2.25 but ready for that 10Y to drop below 1 again...

DP: Homepoint, last two refi, one of few that doesn't require tax/ins escrow. They didn't offer either rate, good broker did. No funding fee, no PMI, no appraisal for DAV.

Looking for some recommendations.

I am going with first home purchase and want to know how to proceed with mortgage (like which bank/institution), who has better offers and how to reduce closing costs and what are typical dos & donts.

Thanks in advance.

Yes, BoA offers this exact rate and rate modification on jumbo loans. It'll cost approximately $900. No credit pull, no changes to your existing loan terms and eliminates the need for any of the nonsense typically required from refinancing: appraisal, uploading financial documents to some startup, 100 calls to keep up with the process, playing games with term, rate, points, credits etc. BoA will mail you a single sheet of paper to sign where you'll acknowledge the new rate and no change to terms. Within a week, the new rate and changes will be reflected in your statement. You may call in and ask for a rate modification
