Instant rebate + rebate after 3 months. 3 month rebate is via virtual prepaid mastercard.
Requires Port + $100+ value trade in.
Trade in calculator: https://www.metrobyt-mobile.com/trade-in
From the T&Cs it looks like you need to: port a number + pay $150 upfront for the phone + tax on full MSRP + $60/month (for 3 months to qualify for a $150 rebate).

The $100 value on the trade really kills this deal

T-Mobile (NASDAQ: TMUS) is helping people get back to school, and now Metro by T-Mobile is getting in on the action with iPhone 12 mini on Us — the first and only prepaid provider to offer the 5G-capable iPhone 12 mini on Us — starting July 22. And, as always, it comes with access to T-Mobile's award-winning nationwide 5G network on all plans.

Here's how it works: You pick up your iPhone 12 mini with 5G from a Metro by T-Mobile store, and after three months, T-Mobile gives you a rebate making that phone yours free and clear. Simply bring in your qualifying trade in and activate your phone number on Metro's top-of-the-line unlimited plan. It's $60 per month or just $30 per person per month for a family of four. And that plan is absolutely STACKED — unlimited talk, text and 5G smartphone data; monthly taxes and fees included and 15GB of high-speed hotspot data … PLUS an Amazon Prime membership for #AllTheThingsRightAway.

If congested, the fraction of users >35GB/mo. may notice reduced speeds and Metro customers may notice reduced speeds vs. T-Mobile due to prioritization. Video streams at up to 480p. Limited time offers; subject to change. iPhone On Us: Qualifying port-in, valid ID & trade-in ($100+ value) required. Via $580 instant rebate off FRP of $729.99 and $150 rebate via virtual prepaid MasterCard. Limit 2/account. Plus tax on pre-rebate price. Must be active & in good standing to receive $150 rebate. Not valid in CT/RI/Miami-Dade. Amazon Prime: Included with select rate plans for new Prime members. Offer subject to change. $12.99/month value. Amazon terms apply. 5G: Some uses may require certain plan or feature; see T-Mobile.com. Most Reliable: According to an audit report conducted by independent third-party umlaut containing crowdsourced data for user experience collected from September 2020 until February 2021. Full details at: www.umlaut.com/en/benchmarking/USA [umlaut.com]. Fastest: According to Opensignal Awards – USA: 5G User Experience Report July 2021, based on independent analysis of average speeds from mobile measurements recorded during the period March 16 - June 13, 2021 © 2021 Opensignal Limited.

Press release:

I expect the Metro by T-Mobile website to update when the offer goes live on 22 July.

Bestbuy trade in value $420. You can get one for $180 ($60 x 3) from Metro. After trade in, you can make $240.

Limit 2 per account. Two lines per-month is $90, after $300 t-mobile rebate, for $270 ($90 x 3) you get two phones worth $840 trade in value at Bestbuy.

iPhone On Us: Qualifying port-in, valid ID & trade-in ($100+ value) required.

did you calculate the trade in cost?

90x3=270 line cost
trade in cost??? last time i checked, iphone se 2 64gb they give $104.
and thats $200 on ebay per pop.

270+400=670

I just looked up Pro and it's the same size as regular 12? Anyhow with an Apple clear case which is what my wife has, it's noticeably bigger where it's just big enough to be uncomfortable 1 hand use. Honestly I was at my end as Pixel phones got bigger as well, and 3 was the last good size I wanted to keep while having great camera, good screen resolution and a decent CPU. BUT, yes, if I had to do it again I would have just gotten regular 12 and maybe go no case or something and just a grip in the back for texture.
Heres the 12Pro next to my Pixel 3 and a MOTO 2014. And a pic of my Pixel on top of the Pro

Is this the 64gb? What qualifies for an eligible trade in? Is phone locked? Can phone be used on T-Mobile network (ie activate on Metro, keep line active but put Metro sim in drawer and put in T-Mobile sim)
Most likely 64GB with added cost of extra storage ones (if available), no details on which trade in qualifies yet, locked to MetroPCS for 6months, no it will NOT work in T-Mobile unless rsim or similar is used since T-Mobile locked ones will work on MetroPCS but NOT the other way around.

You know a phone has no future when it's heavily discounted everywhere, and is now moving downmarket to shit-tier MVNOs to be cleared out for pennies on the dollar. This is what happens when you make a phone according to what online nutjobs say on Internet forums
Love mine and glad it's getting these deals as well as cases and other accessories discounts. So far most people I showed mine to and they held and tried navigating screen said well this doesn't look like "mini", I think Apple screwed up with a name and lots of people have phobia against word mini😏. If newer versions comes out with same size I won't hesitate to grab it if it will have a deal. Some people also told me they got Pro because it had that word not because they really knew about all the details and differences so Apple should rethink their naming maybe.

Thanks, what is rsim? Or do you mean eSim?

The fact that this is locked to Metro though for 6 mo kills the deal

Rsim is a tool to soft unlock iphones to be used with any carrier.

No carriers unlock devices without certain days of usage and metro unlocks their iphones irrespective of the service was used for 6 months or not. As one of the sd'er did mention that if you dont want the devices you can atleast trade it in best buy for more credit value.

still confused about the metro locking period. if the phone stays locked for 6 months, it means we have to pay for the plan for 5 months and not just 3 months. any clarifications ?

No matter if you stay with Metro or not, all metro phones will unlock on the 180th day since activation.

Not all, iphones I think do, with androids it's more complicated actually, some needed the code and some use their unlock App (by now most of their androids are through that probably). It used to be 3 months as well now it's upped to 6. From my personal experience dealing with their local corp store was a nightmare. Last time I tried getting a deal it ended up with them saying my ID is not qualified for some reason even though I didn't have service with them for years and then they only allowed highest plan for the deal as well as MANDATORY insurance on the first bill, I just walked out and said I'm not coming back again anytime soon.
