I tried checking on T-mobiles site to see if anything was different and their offering $400.
So would the only difference be if I went through T-Mobile I get it as a bill credit compared to if I went through Best Buy I get the discount up front and have to buy the phone at the discounted rate?

For iPhone 8 this should be $100 + 145 bonus currently ($245 total). Last week was -$100 (BB "pawn") -100 (Bonus) - 100 (BB "sale" discount) for a total of $300
Current deal is worse for the specific phone I mentioned (iphone 8), but yeah. Oh and Activation of new sim is included, no out of pocket cost.
T-mobile will likely charge you for a new SIM card.
Maybe try buying the phone online through BB?
I saw that OP as well as the promotion ad makes it look like they're forcing you to buy the $799 256gb 13 mini or the $799 128gb 13, but I don't need the 256 and I'm sure many others don't. I'm not sure about the website, but I clicked the link to $799 iPhone mini, then clicked 128gb and it changed to $699 (starlight, t-mobile). In the next step, it asked for the trade in phone details (iPhone 11 128gb) and it gave the full $550. I put the other in and I'm paying $150 plus tax, and the tax isn't on the full $699 either, just on the $150. The deal is appealing because I don't have to upgrade to Magenta Max and there are no monthly bill credits, but less appealing if you have to upgrade storage you don't need.
TLDR don't let the ad fool you into thinking that you have to upgrade the mini to 256 just to cash in on the order.

Btw bestbuy gets their devices before the date they display. I had a 13 pro for order which was supposed to be ready for pickup aftwr 3 weeks but i got it within a week.
