The phone itself is $100 cheaper, but it now requires first three months service charge at $60/month (one more month than before). Overall, it is $40 cheaper than the previous deal from last month.

Edits:
require 6 months of service to unlock
require porting from a non-AT&T number

You are correct. You can avoid the $180 3-month payment requirement by going to a Cricket store. In that case the charges would be:
Device, $100
1st month service, $60
Activation fee, $25
BS charges (authorized dealer), $xx
Tax on device, $xx (Corporate store, tax is on discounted price, $100; Authorized dealer, tax is on full price, $500)

And yes, you can downgrade to the $30 plan once you leave the store to extend the initial's month payment to 2 months. Also, you can use a referral code to get a $25 credit to be applied to the third month's payment
Have you tried downgrading to 30 is it worked?
I purchased for 195 with activation in store. Can I downgrade to 30 dollar per month or should I stay with 60 dollar plan for next two months?

Yes, it worked. It did exactly what I wrote three weeks ago. I downgraded to the $30/month plan as soon I left the store.

I pulled the trigger on this deal and I just entered my 3rd month of $60/mo service.

Cricket Wireless -> My account says...

Monthly Charges:$60
Due Date:May 14

When do you think I can downgrade my plan to $30/mo one? Maybe on May14 right after they charge my account $60?

Correct. I usually got mine unlocked on the 176th day
Additional data point - I just got a phone unlocked this morning!

Background - I did the iPhone SE deal back in November and activated on Nov 15th. Today (May 10) is day 176 and the unlock went through on the website today (account settings -> get code -> request unlock button). I got the message on the website "Your device is now unlocked. To complete this process, please insert your new carrier's SIM card and activate again through iTunes.", instead of the usual red bar that pops up showing xx days to unlock. I didn't need to do anything with iTunes - read on below.

In my case, the phone didn't even have the cricket sim in it, but the unlock still worked! After getting the unlock confirmation on the website, in the phone's settings ->general -> about screen, the phone was still showing "sim locked". I restarted the phone, found it was still showing "sim locked". Then I popped in a dead t-mobile sim and this time it didn't bring up the "activation required" message. The carrier settings updated itself to show "T-Mobile 50.0" and the lock status changed to "no sim restrictions". No code or itunes involved since I had another carrier sim to test it with.

Also FYI, I have soft unlocked this iPhone SE with a white sim from eBay and used it on other networks during this 6 month waiting period. The Cricket SIM however never saw another phone the whole time - it was either in this cricket iPhone or in a drawer (not in a phone). I did have to fully erase and reset the phone to remove the soft unlock, before attempting to officially unlock through cricket (what I wrote above), so I could definitely confirm through settings that the phone was finally permanently unlocked.
