If you plan on going with this processor, keep this in mind:
It depends on what you are using it for. For just gaming, i think i5 12600K is more than enough to run modern titles but some people with extra cash would get i7 for extra performance cores which would be more "future-proof" compared to the the i5 and also gives few frames boost on the games (although it might not be very noticeable while you play). If you compare the benchmarks, there's not much performance boot on i7 vs i9 for gaming (they are almost the same) and putting the price difference into factor, there's not much value in getting the i9. If you are budget go for i5, if you have some extra cash got for i7. Go for i9 if you work on CPU-intensive tasks like running the file encryption and decryption all day long and don't care about money.
If you have i9 9900k currently and want to upgrade, maybe wait for the next CPU and also see what AMD has to offer in their upcoming lineup this year. If you are thinking about buying a new 9900k, i'd recommend not to because these new processors benchmark way better. If you have microcenter near you get a CPU from there, it's always cheaper in microcenter.

Took a risk on amazon warehouse for Asus Prime Z690-A DDR5 mobo, got it for 198, came open box but it was good as new. With ram shortages, I thought people are returning the DDR5 boards back to amazon because they cannot find RAM. Also, got basic crucial DDR5 4800 off B&H photo video the day it was available a month ago at 137 for 16 gigs.

I've also seen some bad reviews on asus Z690-P. So you might want to reconsider.
