In your case, best to get the unlocked/activate later S22. totally NSA and carrier free.
Usually there's a price difference between activate now and later, but the deals suck so much today that they're the same lol
So when he shows up at the desk, I ask what's up with the T-Mobile rep thing, He says all T-Mobile transactions are now handled by a designated rep. I ask if he is affiliated with T-Mobile but he says he is not, that he is a Best Buy employee.
He said they don't accept trade ins anymore, and to go to a T-Mobile store if a trade is involved. I said I never heard of this, and he said it is their store policy. So that killed my deal, LOL.

Trade in is still separate transaction and once they will complete the trade in, they will give you BestBuy gift card with the Value of phone being Traded in. So e.g. Flip 3 5G will get you $800. (Few have success in getting this Gift Card and walk without purchasing Phone)
Anyways, once you get the Gift Car of $800, just buy the Unlocked Phone as mentioned in the link, now that prices has gone up, buy anything. Don't Open and let them Open, it is Unlocked and you are paying Full so no need to Open.

They simply verify the account, that's it? Do they internally remove service from the current SIM and start in the new phone (when?).

If you return anything Unopened sealed in the Box, where is the issue here? They refund you in the form of Original Payment, that's it. If you return it after opening, they will charge you Stocking fee.
Yes, you may be right if spending time on this is worth or not but that is also specific to your situation. For some BestBuy store can be far but for some it is on the way to their daily routine and hence doesn't take much effort or time.
For many spending time on Slickdeals itself may not be worth it...that doesn't mean it is not
