Home Depot[homedepot.com] has the Werner 250-lb Capacity 10' x 25" Wood Attic Ladder (W2510) for $102 with free in-store pickup or $75 shipping to home. Fits ceiling heights from 8'9" to 10'4", has a handrail and 25" x 54" opening.
I went from a bessler/sliding attic staircase to one of these things. This is almost as bad as going from central air to window units. It does require more room, but worth it imo. I never realized how good I had it.
Would you guys recommend wood stairs or the metal ones?
Mine's about 20+ years old and I felt it wiggle quite a bit the last time I was up there. I was looking to get someone to replace it but I wasn't sure if metal had disadvantages.

Edit: Some have pointed out that I have no idea what I am talking about. Feel free to shame me and degrade my mother.
I just had a garage reno done and most ladders now are universal for 10' ceilings, trim for 8'. The instructions included this guidance.
