Yeah, part of the reason I try to post deals like this is because I want to make sure ZWave and Zigbee stay on the market. Wifi smart devices are useful if you're only going to use one or two but get annoying in a hurry.

Hubitat will let you do anything you can think of and more. Endless customization, integration and options at your finger tips all on your local network. The deeper you go the harder it is to get out. Every time a light switch is flipped, door opened, motion detected, temperature/humidity changes, faucet is turned on, washer is run, fridge makes ice, device connects to your network, skunk walks through your backyard at midnight... Your brain can't help but process the chain reaction of profiles, variables, loops, if then statements, timers, delays, counters that you spent 4 years configuring, patching and breaking. Your family will blame you for everything that goes wrong and you will lose sleep tip toeing around the house at 3am because it's the only time when you can safely debug , troubleshoot or test new settings without your wife raging.

Ctrl+z before it's too late.

I have installed several Zooz 700 series light switch (non dimmable), and they fall off the network one by one every couple weeks. Not sure why.
The garage door tilt sensor is also not reliable.

Every time the C7 goes on sale, I say "this is it, I'm pulling the trigger".

Then, I instantly remind myself that there's a massive undertaking once you get it and I have other unfinished projects.

It also doesn't help that Google is slowly catching up in terms of native functionality.

They've added routines and it seems like they're exposing some of their API to Amazon so you can use Alexa skills to control Nest devices.

But you know what they haven't added? A delay/wait/pause command. All I want is a reliable way to delay actions in a routine and they simply won't do it.

I've just reviewed their return policy and did not find anything which would limit my rights. Very typical policy. Are you referring to something specific , are just trolling here ?
Moreover, I returned one dimmer ( which, in fact, I damaged due to incorrect wiring ) and received the replacement with no hassle . However, I admitted what I did and was told to correct the wiring ( received the detailed diagram with explanation from them )

I'm a huge proponent of Zwave and try to use it exclusively for my home automation. I've also had great experiences with smartest house and their zooz line.

I wish we could have another big boom of Zwave or even zigbee window sensors and door locks again. I loaded up in like 2017/2018 and I'm ready to revamp.

Anyone remember the old $5 Visonic door window sensors? Still rocking them.

I have a few zooz dimmers that work well, the only negative is they are a different shade of white. But I believe they actually changed that after I got mine. I do have a lot of the decora smart wifi dimmers and switches that I got five years ago at great prices. At the time the zwave dimmers were twice as expensive. Minimal issues with the wifi ones, sometimes when my router needs to be rebooted I get some of them that don't reconnect right away, but happens rarely. Was contemplating changing them all out for zwave, but I would need 13 zwave dimmers. Guess a sale like this would be an ideal time to do it.

I lost my zwave controller and decided of stick only with ZigBee drive it may mature to matter comparability. But I sure do miss these sales haha

I made the move from SmartThings v2 to Hubitat C7 and overall it works well enough, but honestly I didn't see much of an improvement. Moving my Zwave devices over was easier than I expected, and I do like that it's all local (although I have fast, reliable Internet so in general that was never an issue). These days, I use HomeAssistant as the brains for my automations and keep Hubitat around essentially as a bridge to my Zwave devices. They two platforms play well together.
