Any type of turf type tall fescue is better than Kentucky-31.
Its a pasture grass, it look good for a few months and just browns out and looks like crap.
It's also coated which makes it about $3.58 per pound which is hardly slick.

This is NOT lawn suitable seed, it is grazing seed and commonly used by the side of the freeway or unused flat lands to stop weed growth. You want TTTF (Turf Type Tall Fescue) for lawns which is bread for that purpose, this is still commonly sold for other purposes.
Good seed for the correct purposes.
