its still expensive to be locked into their ecosystem. it will become useless when they discontinue the product or service. they could also start putting features behind a paywall again like they used to.

Yes (obviously check with your insurance company about the requirements) but for mine, it's 7% off the premium. Makes it a very quick payback period

These are great. Leaking hose bibs, faucets left on by kids in the basement bathroom, running toilets, hose bibs left on... This thing has found issues more times than I care to remember and my house is only 5-10 years old.

I had to get this as a condition of homeowner insurance. So it did provide a discount to me. I was annoyed but now I like it. Water leaks are a major cause of damage, and this seems very effective. We get app notifications sometimes about minor leaks and they help us find running toilets, dripping faucets we wouldn't have noticed otherwise.

Your sprinklers don't split off the main line? My water line splits to fire sprinklers at full pressure (100psi), then through a PRV (50 psi), splits to landscape sprinklers, then feeds internal plumbing. Each branch has their own shutoff that doesn't affect the others. Add it on the right branch and you're good.

It's so simple, yet people somehow find a way to do an entire thesis for their PhD on fluid dynamics.

But if you say so, based on zero information presumably, it must be true... 🙄

You realize there's a non negligible pressure drop in a straight pipe, right? There's pressure drop across an open ball valve. "But it's really easy to spin!" What's that do to your laminar flow, shear stress, etc etc etc. I bet you get 1 or 2 PSI pressure drop across that thing with full flow, somewhere around 5%.

Everyone knows everything on the internet... Even what you do for a living.

Fully connected house except smart door locks. I will also not add something like this for several reasons. One, it will eventually fail and will be a PITA to swap out. Two, the company makes no guarantee they will continue the service. Lastly, you're not getting my data on water usage.

I'll stick with something that I don't have to rip out and replace if the company goes under, stops the service dead or goes bad.

This is what I did. I looked into the Moen one, but read so many reviews of the filter clogging, the shutoff not working and general issues with the ecosystem. Went with the Zooz Titan and connected to Zwave hub and Home Assistant controls everything, and for a fraction of the cost.

I'm in Atlanta where we had a city-wide freeze resulting in pipes bursting all over the city last winter, my devices were able to consistently track overall water pressure drop across the various days as the city was gradually repairing leaks. That way I was able to give tenants a heads up about why they were experiencing low water pressure and let them know that there was potential water contamination and to boil their water.

Overall, I'm a very big fan. If I had another property I could add this device to, I would do so in a heartbeat.

The downsides are some nuisance alarms or calls but I think it's a minor inconvenience. If you do have this on rentals tho, you do need to make sure you have internet connection while traveling or on the plane just in case it detects some anomaly event and shuts off water. You don't want your tenants without water for an extended amount of time.
Thanks for the detail I have a rental property that got a slab leak last year and cost me around 4K even after insurance coverage which I could have avoided if I had some device like this, Believe me, The price looks expensive, but once someone knows how much damage even small flooding would cause they wouldn't mind paying $300-$500 to prevent it.
Having said that, I guess it required a good plumber to install this, so my question is how much does it usually cost, and how easy/difficult to install?
The last thing, let's say we get an alarm for whatever reason and it shuts off, can we switch it on remotely through an app or do we have to switch on the water physically?
