Got one off of auction site for $50 with a broken plastic collar. Collar was just $8 from Moen. Really easy DIY solder installation. No bypass needed. Just keep the spacer tube and use it to replace a failed unit by turning of the main water supply, removing the Flo and putting the spacer in its place.

Has been working perfectly for about 6 months. Test mode came up with a tiny leak at a toilet that I quickly fixed. Have to put in sleep mode before the wife washes her long hair, or it thinks there is a leak and sends a warning before shutting off the water. The Flo tests itself each night by shutting off for about a minute and then turning on again. it does buzz as it turns on and off.

Moen changed the impeller design to reduce the problems of rusting that users report. Even if you get rust on the impeller, it is a really simple fix, or just replace it with an $8 kit from Moen.

Our insurance company offers about 25% off for these, but the negative reviews are overwhelming! The Home Depot listing for this is littered with bad reviews.

I've had mine for over 4 years, no issues and it has saved me from both my laundry room and kitchen getting flooded in two separate occasions. Plus probably about a hundred other times when a toilet handle or flapper gets stuck. I wouldn't hesitate buying a new one if my current one dies.

I would rather spend $500 again, than go through the hassle that is insurance claims in my state and then getting dropped from my carrier for having filed a claim.

All of the bad reviews on the product page on Costco's website have nothing to do about the product itself and just logistics with Costco or one guy having the wrong email.
Even better!

Agree with you but you need to know that this product was put on pause for at least 2 years because of problems, this should be the new version
Any idea what kinds of problems?

Of course nothing official from Moen, the answer was always " Flo is backorder"
If this was during COVID there was lots of reasons why things were hard to get....for years in some cases. No idea of the timeline so this might not have been the issue though.

This is the post I came here for. Thank you for making this what it's for and not going off. Insurances are starting to make this type of device mandatory, especially in CA, so may as well buy a company that is reliable and will be around for support device for many years to come.

I see there are 2 options of 1 and 3/4 inch shut off. How do you know or check the right one? Thanks.
Need to know your line size, your plumber should be able to tell you or check your main shut off valve to the house and see what size it is (I think?) that's what i was told by my local plumber.

Last year, I was thinking of installing this but then didn't want a dedicated valve that is yet another wifi iot on a yet another company. Instead I had homeassistant with zigbee so I opted installing a manual shutoff valve right inside after the main shutoff outside and put a zigbee valve shutoff device inside, which is working quite well to my disbelief Smilie I also have Flume monitoring and have a rule if there is a leak (constant water run for an hour) then shutoff the valve. This saved me twice already when my sprinkler solenoid malfunctioned and another time when the toilet flush kept running.

I prefer the flume water monitor from flumewater dot com
While it does not automatically turn off water supply, it is excellent at alerting on leaks, high usage, creating budgets, and just overall usage monitoring.
No cutting of pipes, fits around your water meter. A bridge connects to your wifi and the flume sensor on water meter talks to bridge.
App is great and their support via chat is excellent.
Seems much more versatile and less expensive.
just do this and install a water shutoff valve on your mains.

I considered this. However I like the idea of a shut off valve and monitoring as one device (Flo), it removes a point of failure.

Flo is dependent on the cloud, right?

You can get a comparable solution with YoLink and for a lot cheaper. Plus they have a lot of other things too. I have one that is an actuator that attached to the shutoff valve and moves it if one of the leak sensors detects water.

I have a leak sensor in the drain pan, one on the floor and one under the hot water recirculater and all three will engage the shutoff valve if any detect water. Plus they have temperature sensors, smoke detectors and a lot of other stuff.

The YoLink water leak detectors and shut off valves have great reviews on Amazon as well.

"dropped from carrier for having filed a claim"...doubt it. It would be many claims in a short while and if the insurance companies dropped people for one claim, they'd be out of customers pretty fast.

Ofcourse it's less expensive because there's no shutoff. Apples to oranges comparison.

Measure the circumference of the pipe, and then calculate the diameter. Take a few millimeters off the diameter to guess the inner diameter. That's what I did.

How much should I expect to pay for installation? Are there anything I need to tell the plumber to look out for during the install?
$3-500

Nothing, it's an easy install and they're familiar with these types of devices.
