Got one off of auction site for $50 with a broken plastic collar. Collar was just $8 from Moen. Really easy DIY solder installation. No bypass needed. Just keep the spacer tube and use it to replace a failed unit by turning of the main water supply, removing the Flo and putting the spacer in its place.

Has been working perfectly for about 6 months. Test mode came up with a tiny leak at a toilet that I quickly fixed. Have to put in sleep mode before the wife washes her long hair, or it thinks there is a leak and sends a warning before shutting off the water. The Flo tests itself each night by shutting off for about a minute and then turning on again. it does buzz as it turns on and off.

Moen changed the impeller design to reduce the problems of rusting that users report. Even if you get rust on the impeller, it is a really simple fix, or just replace it with an $8 kit from Moen.

Our insurance company offers about 25% off for these, but the negative reviews are overwhelming! The Home Depot listing for this is littered with bad reviews.

I've had mine for over 4 years, no issues and it has saved me from both my laundry room and kitchen getting flooded in two separate occasions. Plus probably about a hundred other times when a toilet handle or flapper gets stuck. I wouldn't hesitate buying a new one if my current one dies.

I would rather spend $500 again, than go through the hassle that is insurance claims in my state and then getting dropped from my carrier for having filed a claim.

Ok. I am sure this is a dumb question but how could this thing protect your home "automatically"? How could the sensor detect the difference between (i) catastrophic leak in your washing machine hose; vs. (ii) your daughter taking a power shower? Either way, the water is running at full blast for 20 minutes.

i love it! i am on my 2nd set as the first one failed due to debris. (now i have a filter added as well). but it is a HUGE sense of security. it even finds leaky toilets and helps you conserve! i am a forever customer.

Buy one that can run locally. The last thing I'd want is another wifi enabled device, that I pay for, sending my usage stats to a server in the cloud and them monetizing it somehow.

I personally have a zwave enabled watercop paired to a few zwave/zig bee water sensors. It's caught a leak and shut off my main before.

Worth every penny and it's all local.

so it works by sensing pressure change. it can tell what is being used by learning how much pressure change a valve or faucet makes. so if you leave a faucet running first you get a warning then a phone call and finally it turns it off for you. it also runs health checks when no one is using water. that means it will test to see if water pressure changes after it shuts off valve (implying a minor leak). etc. this is much better than flume or other smart devices and this actually makes your home smarter instead of just lights.

the simpler approach (without this) is making sure you are healthy and remember to winterize when leaving fir vacation. etc. this is one device i recommend to everyone.

I issues with these shutoffs is a long shower can trigger a shut down. Everything needs to be quantified so it can tell a leak from a long shore of a guest or whatever.

quick tip: the smart detectors are not needed! it will take action even without them! also you can couple with any other including honeywell detectors. but that is overkill.

Plastic screw caps on your water main...no thanks. And my home is a year old so plenty of pex but a hose-like connection on your water main is super scary.

I've had this for several years. It's annoying at first while it's learning but works well after. The problem is the impeller gets jammed and must be cleaned or replaced. Otherwise you won't be able to measure flow rate. If you look it up, it's a pretty common problem. The replacement isn't difficult but it's just annoying.

I went through three Phyn water leak detectors that I had bought from Costco. Each one failed right at the one year mark with random issues. After returning the last one which was a generation 2, I went with Flo and could not be happier as we have had it for 2 years now without issue. The mobile app is well done and I don't have any of the wifi connectivity issues/drops that I had weekly with Phyn. I liked it enough that I went with the $5 per month additional service which provides more data/analytics, warranty, and covers up to $5K deductible if you experience a catastrophic leak. I bought mine from Amazon but would have loved to have gotten it from Costco instead. Bummer!
