For those with a Prime Visa - right now I'm seeing this should qualify for 10% back instead of the normal 5%

Requires an app to play? That's a non-starter for me. Too many board games left to die on the shelf because of poorly maintained apps.

Yeah this game pretty much sets the standard for app-supported games so you shouldn't deprive yourself of the experience unless you're not drawn to it for other reasons.
Being the current #63 ranked game of all-time on BGG happens for a reason and so you have zero to worry about regarding app support.

This is a pretty popular game so you don't need to worry about the app not being maintained. It has apps on steam, iOS, and Android. Despite being out for 8 years, the apps have seen regular updates. The android app was last updated in September according to the play store.

I bought this a few black fridays ago for the same price. I ended up returning it. I thought the game pieces were cheaply made and the game play was a bit predictable and boring.

Totally agree. This is trying to make a videogame into a board game (or the other way around?), when it really just wants to be D&D. Horribly boring game that is a pain to set up.

fwiw every time I've played this game with family it is a hit, even with those who don't like board games. Definitely a unique experience, and probably would recommend trying it out if possible to see if it's a fit for you. Definitely a lot of set up.

The app hasn't received new content in a while but it does get regular updates (I'm guessing for stability and support). The app also does a great job of keeping its content fresh by randomizing some objects so even if you've played a scenario before, you might have a completely new experience when replaying it.

On top of that, there are community-created scenarios that don't use the app. The experiences are a bit more hit-or-miss but they do help to extend the lifespan of the game.

I highly recommend this game. It's one of my favorites and there's a reason why it's in the top 100 games of all time on BGG. But you do have to understand that it's more of a thematic game than a strategy game so enjoy it for what it is. If you want a similar "dungeon crawl" experience but with more strategy involved then check out Gloomhaven or Frosthaven.

Is this similar to Betrayal?

Not really. There are some similar elements like exploration and combat and it's possible to have a "traitor" in Mansions of Madness but that would only happen when things are not going well. Most of the game is a cooperate narrative experience that uses the app as a sort of "dungeon master" and you work together to complete the story.
