I need to paint a nice but lower end rental townhouse. Is this overkill for that purpose or should I be looking at buying a 5 gallon tub of contractor grade paint?

Valspar Ultra at Lowe's would be what you need. For the price, it's excellent. Roughly $120 for 5 gallons.

You can see if they have any mismatched paint. If not, get another gallon in untinted to save or sell. It can be tinted later, at no cost.

I used a gallon of the Duration in a mud room just a few weeks ago. The entire rest of my house I used Emerald. The Duration seemed to dry too fast for my liking. I'll be heading to buy untinted Emerald. In my opinion, it's one of the best paints out there and when dry, it is harder than most onthe market.

For those of you using these higher end paints what to you recommend for a roller… both handle and roller covers? Seems like one shouldn't pay a lot for paint but then use a cheap roller set up. Thanks!!

That is correct they won't charge you to tint. However...
You may have a problem if the "base color" you chose isn't the one needed for the color you want later.
I ran into that problem, and because they had changed the label design they were even unable to swap for another base color.

Hah Sherwin equivalent is like $400 for 5 gallons. Crazy how they've gotten away with these egregious price hikes over the past few years.

For those DIYers considering getting the most expensive "urethane" based paint: unless you have used it previously and know you like it, seriously reconsider the choice.

We are actively finishing up a big DIY project in which we are using the top-end Emerald "urethane" based paint ($~100/gallon) for the first time. It's literally been 24 years since I have wasted so much precious time on paint.

We've used several cans of white and a very dark color on huge custom bookshelves and have had so many problems. Needing MANY extra coats, brush stroke issues, and receiving scuffs well past the "cure" time. I'm seriously not joking-- if SW called and said hey come get 12 gallons of the urethane for free in your hoise, I would say no ty.. The eventual finished product looks great, but the trouble with getting the brush application executed perfectly was a disaster and took away the one thing you in life you cannot buy---time.

We've used SW Super Paint as well and had zero problems and I will definitely be buying more of that.
