Needed one of these a couple weeks ago, did a bunch of reading and ended up with the M12 Fuel brushless version (tool only) in the $80s. No complaints but do not have reference to the M18. Do your homework.
M12 is smaller but the M18 has a soft start (not sure if this model has that).
For infrequent use the m12 fuel was the easy choice for me.

Fuel is brushless, non Fuel is brushed. Look at the specs on the HD page for this item, it says it's brushed.

For what it's worth, I am a Milwaukee guy, but returned the M12 Fuel oscillating once I tried the Dewalt XR. I find the Dewalt easier to install/remove blades and the variable speed trigger makes it easier for me to start cuts slowly for more accuracy. The Milwaukee M18 and M12 Fuel oscillating are not much better than the cheaper Skil 12V oscillating I carry in our RV.

You'll be happy with the M18. I have that and got the M12 for about $100 just fo funsies but I'm taking it back. The size and weight are nearly the same but the M12 has a much thicker handle because of the battery being shoved inside of it. The M18 has a tapered body so the handle is like holding a hammer vs. a soda can. The only advantage for the M12 is that is has slightly less height but if space is THAT tight either would probably be hard to use.

The M18 has a narrower handle and feels a lot better in the hand.
