Picked up the Galaxy S10+ for 376.82 with my EPP. Confirmed that it also works with EDU.
Go to the Samsung shop app
1. Add the 256 GB Silver variant [samsung.com], and no trade-in. The no trade in already takes of 220
2. Use the standard Samsung coupons that have been floating on this forum for a few days now. Not all of them may work. I used SDECCHAN25KARI L34KSZ25UAAO and 25SOPDEC10
3. Find a referral on the web and add that if this is your first time ordering
With referral added, the price should drop to 376.82. Without it, it should be 445.99
In case the price does not drop to these numbers, shut down the app completely and go have a coffee. Come back after 30 minutes, and open the app. That should show you the discounted price.

And it's turned me off.. I'm jumping ship to Pixel/ OnePlus. Love both of them and just sold my S24 ultra.
I do like Samsung products but their pricing shenanigans are annoying and I'm voting with my wallet. It's one thing to have hidden codes and sequence, but when it's seemingly random, nope
In case the app is old and has been used with other accounts, you may want to try deleting and reinstalling it to see if it gives the additional discount
