Ensured to open-box in store, removed the ESIM for T-Mobile which showed up. They said it may be added as part of testing in geek squad. Double checked in developer options that it allows to unlock bootloader.
just in case, it helps - open box unlocked devices wont have $45 restocking. Restocking fee applies for items which are to-be activated on carriers.
