This is after getting the 9 Pro nearly free when Best Buy had silly trade-in deals to pre-order 2 summers ago. So I guess I now expect a nearly free Pixel every 18 months.

I have the $400 from Play and with trade in on my 256gb P9P XL I'm showing an all-in price of $388. While not necessarily a "bad" price, feels like from what I'm seeing in the comments, some are doing better.
