I did this years ago and my lawn holds up much better than neighbors and isn't very susceptible to weeds, drought, stress, etc because I bought top tier rated TTTF seeds that have rhizomes.
Grass Seed Breakdown:
13.59% Silver Dollar perennial rye
12.25% Vision perennial rye
10.89% Fenway fescue
10.87% Wendy Jean fescue
6.79% Gaelic bluegrass
5.45% Momentum fescue
4.09% Jump Start bluegrass
4.06% Abbey bluegrass
The remaining 30% is fertilizer. All grass types in this mix are perennial, meaning they're designed to last year after year. The seeds are also coated with mefenoxam fungicide to help protect young seedlings from damping off and root rot diseases.
