You have rental properties, yes? I was thinking of buying something in AZ for like 80K, which would leaveit waaaay beloew the rental rateas at the moment. We would sell here then buy there as a Owner Occupied...then once we know the area better and everything is seyttled we would then buy where we knew we wanted to be, or maybe even another cheapie like that and OO it, until....Do you know the 'rules', how long do we have to owner occupy to qualify for home mortgage and not investment morgage? How did you acquire your properties?

Sadwalk This is probably better for my diet but I do miss a warm Krispy Kreme. On our way up to WI last year we saw a Krispy Creme sign when going through Dubuque (at a gas station) and I made dh pull in so we could get some Teehee Soooooooo not the same when they aren't hot though Frown

We bought locally and I have NO IDEA about the tax implications or anything like that. DH and our accountant handle all of that. If you have someone at your bank you can contact, you might just want to email or call them and say "hey, we want to borrow 80k for an investment property, what's the current rate" just to get an idea. We paid cash for ours so I don't really know what to tell you. Rates are low now and may go up soon so you might not even want to refinance as a home mortgage when the time comes. Hard to tell. How we acquire ours... laugh out loud DH likes to spend his free time looking for cheap properties or foreclosures. He loves it. We've looked at tons of condos and stuff over the last few years, made tons of offers. Right now we just own the 1, but I would suspect we'll be adding another eventually. We're always looking for a smokin' good deal on something that needs work, but nothing structural.

Speaking of taxes... just heard from our accountant that we're getting a return this year. A big one. In the 10 years we've been married we've only gotten $$ back once and it was less than $200. I'm SO excited. Whee We almost always owe, which is fine, we plan for that, but not this year baby!!! woot

The microwave (sorry gg Hide ) does wonders to re-heat them yummy I think it's either 8 seconds or 18 seconds (it's on the box when you buy them from the Krispy Kreme store). Mmmm good

Holy chit, you paid cash OMG That is not a foreseeable option for us but we want to sell here in NC, move to AZ, then get a 5 bed 3 bath 3000 sq ft for like $80K, live in it for a while then rent it out after we find a big better home for us. I was just wondering what the inside scoop was. MY fil used to be a landlord and hated it but I figure the higher the cost of rent the higher quality of renters to deal with, he was in the ghetto, I'll be in the suburbs. Cool

How is the selling going for you so far? I remember you got a offer not to long ago.

We have completed nearly all the renos, will be putting on the last coat of paint in the basement rooms then waiting on my state refund to get the new kitchen cabinets and counters - then on the market :yay:

I am thinking of doing another YS tomorrow - the 1st weekend of the month after everyone gets thier SS and disability and it is supposed to be high 50s.

When I was pregnant with 1st DS, I ate 6 chocolate glazed KK donuts at least 2x per week. OMG Then the only one in town closed before I was preg with little man. Good thing...I gained 20lbs less the 2nd time around Coverlaugh

No. Not pregnant again over here. Some days I really have baby fever again, but then 1 day like today with the kids and I think, no freaking way. I mean, we definitely want at least 1 more and would like to reclaim our youth asap but having two in the terrible stage is really hard right now. I was just tossing around ideas with a dear friend about cloth diapers. Thanks for the info.

So, on topic of poop: We are still struggling with big boy and the potty. He is less resistant...meaning he has stopped hitting me and yelling at me when I take him into the bathroom. That is progress. But now, he is definitely holding in the poop. Pee is no problem but he can go a few days without a successful poop in the potty. Annoyed

Anyways, he has become very fascinated by poop though. He is constantly checking his younger brother's diapers and proudly telling me that he has a poopy diaper (as if I can't smell it). Then, he watches me change the diaper, and when he sees the poop he yells "Ewww, that's disgusting!" He gets FURIOUS if I won't open up the diaper and show him the poop. Weird?

m2c: Awesome about the tax refund! maybe you can sock some away for the new floor plans Evil

No offers yet. We had a 2nd showing and then another showing last weekend. I honestly don't think it will sell until the summer. The market is just now starting to pick up a little around here. Whatever, it will sell eventually. We close on the lot on Wednesday. They messed up something on the survey that OUR lawyer friend who was just looking over the paperwork as a favor discovered. I was beyond pissed and I'm making them redo it. But it should be done and everything is ready to go for next week.

Yep. And we're going to take a nice family vacation this year. We're going to Boston as a family at the end of May and then DH and I are going to Vegas (BY OURSELVES) in June for our 10th anniversary. That refund will go to good use! Whee

I agree.. We always eat about half of what we buy when they are hot.. then we bring the rest home and nuke them for about 15 secs and eat them with a fork drool
My inlaws live down the street from the KK and we used to always stop by when we went for a visit!

My sister is on the plane to return home. It was bittersweet. We both cried when she left. She has always been my best friend, but I realized with this visit how we have become different in many ways.. Her daughter and my daughter are only 2 weeks apart in age. They used to be so close, but now, they each are so different as well. My sister thought I was crazy and didn't agree when I told her I was glad my 16 yo doesn't have a serious boyfriend right now. I want her to finish high school, go to college, etc.. before getting serious.. My sister doesn't see it that way. She told me she wants her daughter to start a family by her early 20's so she will have plenty of time is she wants lots of children.. My niece has had a BF for the last 6 months or so and they all talk about how she will marry him as soon as she turns 18.. Don't get me wrong, I married my DH when I was 19.. but, it was HARD.. And I graduated from college 6 months later Wink

Anyway, when my sister was here, it was so hard to eat well. she always wanted to eat out, get a snack, etc.. And she drinks a ton of coffee.. nothing unusual for her to go by starbucks 2 or 3 times a day where she lives.

It was also nice to see some other family that I don't get to visit often. On wednesday, 4 of us sisters went to lunch.. We sat and talked for hours. Didn't realize how time had gotten away from us. We were at the restaurant until almost dinner time OMG And one night I met with my older brother and my sister.. I normally only see him once or twice a year Smilie

On a sad note, I found out that my grandmother passed away and was buried last month and no one told us Frown We have never been super close with my dad's mom, and especially after my dad died 13 years ago, we didn't visit as often. My mom would go and pick her up from time to time and she would come at the holidays.. I knew she had gotten older. When my mom passed away 3 years ago, my sister called my aunts and told them, so that they could tell grandma. They refused to tell her. Said it would upset her too bad and she was old and couldn't handle it. They didn't want us to visit and tell her either. SO, for almost 3 years, I have wanted to go visit my grandma, but wasn't sure exactly where she was living and if I should.. My brother happened to get online and was researching our family tree and found the obituary. I still can't believe no one even called to tell us.. Yeah, we weren't that close, but she was our grandma and we loved her. I regret now not doing more to try and visit her the last few years. They buried her on her 93rd birthday.. I was driving home that night and just started to cry.. something just hit me to think about getting older and how I have no grandparents or parents anymore.. and my family have all seemed to drift apart as well.. I miss having a close family heart

Oh L2B! I cried when I read your post. I am so sorry. I would be very upset if I found out about my grandma that way. It sounds like you have a wonderful family...hopefully you can become closer to your siblings because of it all. hug

L2BaM, I can relate about no parents or grandparents. I'm not married (never think I will be either) and have one brother (who has a slew of kids). If it's not him, there's no one. My relationship with my brother improved immensly when I moved from NoVa to Alabama. My relationship to my SIL was pretty much non-existent until I got her into couponing. That's what we always talk about now.

My Step-Sister's Step Dad (my Step-Dad's first wife's then current husband Huh my head hurts) died and didn't bother to tell anyone in our family. I found out by reading the Times Gazette.
