It is in the mountains upstate NY. Abt. 5 hrs away. I think we will have this house for a while. Not much work for young couples and too much property for retired folks. So just something to deal with. That is why he is working so hard. And, with all the hurricane repairs to docks and lifts and walls, it is just him and his boss. So if Sam takes off, the boss cannot work without him - it takes 2 people.

Y'know, it might pay to advertise in NYC. It sounds like the perfect fat cat vaca home. Housing prices are insane here b/c the Boston fat cats buy everything up.

No pics. You have no idea what my life has been like lately. I am back to getting about 4-5 hrs. sleep if i am lucky. It is Sam's camera that is hooked up to this computer. He has been working 8-10 hrs daily as a bulkheader and he is my age. Most bulkheaders cannot do it after age 50 or so. He is so tired and I have to take up the slack in the yard and house and still have not had the repair to the deck. I dread it. Each contractor comes, promises an estimate, tells me how bad it is and points out more stuff that has to be done in order to fix it. No estimates. I don't think anyone wants to do it. I have been working too hard. I am rambling, sorry. I still have not taken pics of the livingroom to put up with the new tv, remember? If I ask him about the bike, well, i just better not. We are now hiring people to to the lawn at his mother's and cannot sell that until he re-does the bathroom. Costing us money for that house - taxes, ins, elec., phone to monitor the temp, you know. I thought life was supposed to slow down when you get older. I was outside in the rain today doing little stuff. So no pics, no time, staying up all nite to do entries. I will some day (I hope).

Why do you have to fix it up to sell it?? More than likely, unless it was a total disaster, you are putting money into it that you wont get back out of it. Take how much you can get out of it now and figure out how much you will get out of it when completed. Subtract the now price from the price when remodeled. Do not spend more than that amount!! If it doesnt increase the profit more than the cost of what you are putting into it cant you just sell it as is?? Dont go by what the Realtor is telling you. They go buy final sale and take a percentage so the more you do to it to increase the value the more she gets out of it but you are the ones paying for the improvements and HER payday!! For her, it pays to have you fix it up no matter what it costs you cause she doesnt loose anything and the more she sells it for the more SHE gets to pocket!!!
Remember, the first thing most people do when they buy a house is remodel it the way they want it anyway!! They will just redo what Sam is trying so hard to fix up! If the realtor disagrees find another one. They are there to work for you! Not the other way around!
The way things are if they buy a house that needs fixed up they can get a different type of mortgage to pay for the fix up that will be taken off their income tax and can get a rebate. I am looking for a cheaper house that needs repaired because of the tax rebates!! It can offset the cost of buying the house!

I appreciate your taking the time. 3 Realtors said because there is some (not much) mold on the grout (there is a window in the shower), so she said it is probably in the ceiling. brother did not finish putting the tiles around the radiator (stone tles) so Sam wants to drop the ceiling, put in a new light and new walls. the realtors said in NY (that area and who knows if it is true) there can be no mold at all. They will NOT take the listing. Also, there are 2 heavy-duty commercial sewing machines ( huge) in the basement - mom was a seamstress and bought these when the factories closed. Had to buy 2, not 1. He cannot get them up the little stairs himself and there is no garbage pickup. there is a dumping area only certain days and these will not fit in his truck. Cannot give them away no one wants them. and, in the garage, his brother's airplane parts - huge also. Props, wings. sam has to get the magazine from the local airport to advertise. I keep saying I have to find the local Habitat for Humanity up there for the sewing machines. bbl
