Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Nikolasmor, the borrower is sacrificing a little bit in the interest rate and the lender is providing up front cash as a credit. In this scenario, since the lender is collecting more interest then the current market rate (assuming you keep the loan until it is fully paid), they are willing to give you an upfront credit/rebate tied to your loan amount.

For example:

Thanks, not sure why I'm not seeing the numbers posted here. I've got to go well above 3% to start seeing lender credits. (high 700s score with 69% LTV, $200k with $300 value in Maryland, 30 year fixed w/ no cash out)

Thanks OP for the headsup on better.com pricematch. Got them to match and get the $2500 amex deal.

Their match is oddly done but in my favor, they list points which I can claim a tax break on.

For others, I think you should get better to match your best competitor offer without mentioning amex deal. Then after you get the first LE try "switch" to amex deal. Why, because the amex deal already gives appraisal for free while your competitor will have it in their LE for $500 or so and maybe you can get this extra back...

Hard to say but basically you can get zero cost refi (that doesn't increase the principal/loan amount) but the rate will be higher - the mortgage industry has to make their money somewhere. Also when looking at the APR you have to remember that it is calculated over the whole term of the loan, IF you are planning to pay your loan off earlier (like moving as you said) then the "APR" creeps up. The LE will also tell you the what if in 5 years for amount of principal you paid off, useful to for considering if you plan to move in 5 years or refi again. You have to look at it holistically.

I think they have figured this out. And now they are finding reasons to use Amex credit in their favor by inflating lender fees or other costs. I had two better offers and they couldn't even come close. The difference was in range of 2-3k , and they told me use Amex credit to compare. I said that was not guaranteed who knows if I don't get it. But they couldn't even match for $3k in costs. I can try another officer but I am not hopeful.

Damn Loan Cabin, slow to returning back to me and I already filled in the paperwork and sending supporting docs to Better.
Loan Cabin offer $3600 closing costs for 2.625%, vs Better $3300 closing costs for 3%, after 5 years Loan Cabin wipes out the $300 saving and $2500 amex credit.

What's stopping you from continuing with Loan Cabin? You can try asking Better if they can match LoanCabin's Loan Estimate.

I already asked better.com for a match against loandepot, filled in paperwork, and now loan cabin comes in lower... I can ask for a 2nd match but I doubt they will honor it.

Ughh I've been pestering Better to lock the rate since last week and today they emailed saying rates have moved since they matched some of my numbers last week. Todays estimate is higher in costs and no credit and they are still referring to Amex.


I dont know if i should lock and then force their hand at a better loan estimate. Loan Cabin is a locked estimate so I am not sure what to do.


Either way with Amex I am ahead but damm man this is frustration as they never responded after numerous emails and calls so it looks like a swing of about $500ish bucks in their favor.
