Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I closed a couple weeks ago with Loan Factory, 2.625% 30 yr, lender credit about $700 more than A+B+C+E. The reason I can't recommend them is that you can't lock the rate until about 4 weeks after applying when underwriting approves, so you are floating and can't lock whenever you want. I applied to Loan Cabin and Loan Factory at the same time, and by the time I got the loan estimate from Loan Cabin, I had already closed with Loan Factory.

Servicer is UWM. It's easy to get payoff statement from UWM. It takes about 4 days after funding for the loan to appear at https://uwm.loanadministration.com , and then all you need to do is log in and ask live chat for a mailed payoff statement, which then appears in the website as a pdf a couple hours after you ask.

shahhere, I think you should add in your first post that Lenderfi is the only one that has a clawback of lender credits if you refinance within 180 days. The clawback is a dealbreaker for me so Lenderfi is out.

I am seeing tonight on Loan Cabin website 1.99% 15yr 0 points.

Yeah that's a good deal for a 15 year but it also looks like no lender credits too.

Is LC offering that rate now? A no cost 2.5% is good wonder is anyone got a no cost 2.375% 30 year...

I locked in my rate with Loan Cabin at 2.49%, I have a float down option that can occur within 15 days of closing so I can float lower if the rates drop.

Here's my take on it...
Nobody knows if rates continue to drop or not; your guess is as good as mine (uncertainty)
Despite what happens with rates Adverse Market Refinance rate is coming up in December (certainty)

Here's my strategy:
Get in the game, grab the best offer* and close by end of November

* Make sure you can do back to back refinancing (no closing costs, no claw back etc)

Just closed with LenderFi 5 days ago. No sign of the dreaded "Intent to Retain Mortgage" document in the initial disclosures or closing documents. They knew I just closed with Better last month. This is in CA. I think it really depends on your state.

Interesting. They are the only lender I've locked with so far but my LO is on a milk carton for the last couple of weeks after I asked about the "clawback clause". However, I spoke with Better yesterday and they say they can beat LenderFi (3% no closing costs). Not the greatest deal compared to some but this is 77% LTV for $230K in NC. Plus this was locked when the .5% lender fee wasn't postponed yet..
