Dang it, I locked in my rates with Better a week ago (2/24) to fund a new-to-me condo that'll be my primary residence. Anybody know the process to "float down" with them?

You can keep waiting. The point isn't to pay for it over time, it's to take the rate that the credit zeroes out the costs or makes you a profit. This will be my 3rd refi in 13 months.
If rates keep dropping refi again. In July I'll app again using my wife for another $2.5K, with an eye to close in Oct to be outside of any potential 6 month issue.

Where r u seeing 2.875% for 20 year with no fee or points ? Not seeing on Zillow and bankrate

Well I feel like im close the the finish line but their follow up questions on 2 of my "credit card" payments (one of which they, again, put the wrong payment amount), seems to be very ticky tacky. Started on 2/19/20, last 4 tasks i have are all that's left. Everything else is completed. 2 about my CCs, one about the updated mortgage statement, and then my LE.

In terms of my income, and what I spend on the card, its very small and there is zero balance.

But it's like they ask for clarifying info and then their "once a day" review of my application just adds more tasks which ask about clarifying things that would have no bearing on an investor or a normal underwriter's goal to ascertain approval. I assume some of you came along the lines of the same things in your applications? I read about some of the bizarre or extra layers of things they requried... None of it bothers me in terms of their process as I've got nothing to hide, but it seems very much like they are looking for time to waste and things to ask that just dont make sense.

How long did it take most of you to close that have done it? I am hoping they are done this week. I rate locked on February 19 and got all my docs in that same night on the initial go around (I had most ready to scan at home).

We'll it took you longer to explain that than just editing your post. Also the same argument could be said about lose vs loose, especially if you are using a swipe keyboard on you're phone since its the same swipe. Just to lazy two go back and edit and swipe defaulted to the wrong won ;-)

Lenderfi has similar rates. 30 year 3.00% $350 credit. 15 year 2.50% $91 in points.

Are you only seeing the rates after giving up actual info or are you seeing them with the general inquiry of Home Value, Mortgage remaining, and credit score?

Do rates vary greatly by zip code and loan amount? When I go to LenderFi and put in my info ($185k house with $140k left on mortgage with a 800+ credit) it shows me 3.75% costing me $461 and 3.125% costing me $5,275

It took a lot of emails for me to get a lender down to 3.25% with no fees which is almost a full percent lower than my current rate of 4.125% that I got three years ago.

Well since they quote fast... I did mine just to share

95834 (CA), 390k value, 229k loan, 800+ score... and I got barely a smidge better there.

30 year - Rate 3.000%, Apr 3.134%, payment $970, points $3,738
