I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

so far sofi is the one that gave me the lowest rate this week, but better.com beat it by .125 and lowered the fees. i still think it can get lower if i kept digging around. but the whole process is pretty tiring and im satisfied with the rate i got. good luck!

I have 170k . When I logged in my sofi account ,only see 3.25/30 years without points.

When did they match this for you? They told me 2.85% was not even a rate showing available to them.

Anybody, really. The more the better. Multiple credit pulls within a short time won't hurt your score -- the companies know you're shopping.

I applied with Ally, SoFi, and two smaller local banks. SoFi gave me the best rate, but the next morning I got one of the smaller banks to match it and beat closing costs by $400. I then applied with Better using the AMEX link (wasn't targeted). Their rates were stupid high, but I called and asked them to match the best offer I had in hand. 15 minutes later they emailed to say they'd match the rate and beat closing costs by $1k. They also mentioned the $2.5k from AMEX as an extra incentive. I locked that evening and the free appraisal happened 3 days later.

So what's been the average for the Amex 2500 cash back? Seems like some got it after a month and some haven't got it yet 2 months in. Has anyone went past the 12 weeks without getting it?

It will certainly not. You can call them and ask them to update the file with the Amex offer. An easy way to check is to see if you are being charged for appraisal fees. If that goes away then it's linked to the Amex offer. Worst case - you can start a new application
