Better offered me 30 years at 3.125 with no points and a lender credit of $3600 so it ends up being a no cost refinance. Plus I get the $2500 statement credit in the end so I'm happy. This is an amazing deal.

I went with a michigan bank called choice one. better was able to match the rate from choice one and beat by 1000, I went back to choice one and was able to get them to match the better offer, and then get better to further reduce by ~500. hope this helps.

Anyone able to use this for a rental property (investment). Better only has rates in the ~5% range and looks like suddenly banks have stopped lending for investment. everyone i am talking to is asking for ~2500 in fees + closing costs (~2500) to a total of 5000 in closing costs.

Apperciate if I can get any leads on who i can use to match for investment properties?

So I saw Friday a "task" for the last digits of my Amex. However I am seeing here that this step occurs about 3 days before closing. I was initially told early May closing. I don't want to close in April since if I'm thinking right an early May close means no payment in May or June. Cash is king right now.

Should I delay on these last tasks a bit or just tell them I want to close on May 1st or later? My rate was just locked about 2.5 weeks ago so I'm not pushing any limits there.

Can i ask which lender you used to match better? 2.5 with no points on a 15 yr?

If you close early May you will have the following:
1) May payment to your current lender
2) Prepaid Interest for XX days from closing to end of May or lock expiration (must close before then)
3) No June Payment

If you close end of April you will have the following:
1) Prepaid Interest for XX days from closing to end of April (lower number of days)
2) No May Payment

If your goal is to hold on to the most money then closing end of April is my advice.
