quick question...i have a slightly sub 800 credit and my wife has slightly over 800 credit. I submitted an application through better.com as a single borrower. Would I get better rates if I applied as dual borrowers?

best rates i'm getting for over $280,000 loan is:
3.25% for $2,784 points/credits
3.375% for $1,440 points/credits
3.5% for $420 points/credits

Wont make a difference in rates. Will make a small difference in PMI (if you have it)

I have question for suggestion . If I pay a big amount of money for principal-only in future . Can I ask the mortgage company recalculate monthly payment ? . If I donot recalculate monthly payment , will they count this big amount of money to decrease the total interest ? What is the strategies? Thanks.

correct me if I am wrong here:
The extra payment will go towards your principal but your monthly payment wont change until you refinance the remaining loan amount coz you have loan agreement is to pay minimum amount towards principal and interest. Extra principal will reduce your total term and interest paid, as an example you may end up paying your loan in 25 years instead of 30 years,

Yep although by far the biggest factor is how much the down payment is or how much is left on the principal versus the value of the home

What you're asking about is called a loan/mortgage re-cast (https://www.bankrate.com/mortgage...why-do-it/).

If you do a lump sum payment and don't do anything else, your monthly payment will stay the same but you will end up paying off your loan ahead of schedule. If you do a re-cast, your monthly payment will decrease to maintain the same end date of the mortgage.

Most lenders have a minimum amount you have to pay off at once in order to request a recast. For some, you also have to request it before you do it, so don't just drop a bunch of money, then call them up and ask for a recast. Make sure you ask before you do it.

It may be not a good week for low-ish rates but what I did was get 3.75 with better and then i applied with SoFi who offered 3.25 with no points. I asked Better to match and they did. I recommend definitely trying other places to get loan estimates as well.

i finally locked in at 2.75% for 15 yr with 0 points. A+B+C+E-lender credit was $1100. Also made sure that my amex was eligible for the $2500 credit. My initial estimate shows 6 months of real estate taxes in prepaids, is this normal? will this change before closing?

Congrats!! I think you could just ask them why the taxes are not in escrows. Question for you. Which lender did you price match to? Better currently shows to me $2613 pts for 2.75%.
