EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Coincidentally, just did this today (sort of). Background: Mortgage refinance 30 year, 230k loan. Originally got them to match local credit union of 3%/30 year with 0 points back in mid-April. Fast forward today, looked at a different local credit union and saw they were offering 2.875 for 30 year with 0 points. Sent them an email and got reply they couldn't match the 2.875% but offered $2500 lender credit for my original 3% so I took it. Also confirmed with them this is separate from this $2500 Amex credit.

Hope that helps!
Thanks, did you get LE from local CU to show 2.875? That is good rate with zero point. What is a name of CU?

Yes, it allows you to generate a PDF without going through all the application process. It is Wichita Federal Credit Union (https://wichitafcu.com/)

Anyone have luck with this offer on a rental house? I'm closing a refi on our primary in a few days.

We have a rental worth about 140k. Owe 56 with about 6 yrs left on a 15 at 3.75%. Not serif there is money to be made or saved here or if I should pull 50k in cash out to invest in another house or two or to buy a few nice stocks in a recession.

Thoughts?
Not sure, but let us know what you find out. Keep in mind that everything is different for an investment property. You might not be able to get anything better than what you already have.

Here is a website for credit unions that should allow you to query a rate for your state and get an estimate in a pdf format

Got quoted 2.875% on a cash out refi with .75 pts and $1295 lender fee at Farmers Bank of Kansas City, even though our home is in Georgia. Total of like $4050 in lender costs to get that rate, on a cash out refi it seems like a sweetheart deal compared to everything else out there. I have 785 fico score. Now going to try and get better mortgage to match the rate so I can get the AMEX deal, but they're at 3.5% and 7900 in fees on a cash out refi so I am not too optimistic Frown

this whole process flew by, can't believe how quick i closed on this refi:

Timeline:
4/12 Applied late Sunday (applied with Better and Sofi)
4/13 Monday Locked after price match to Sofi 290k 15yr @2.875% .60 points
4/16 Appraisal completed
4/17 Conditionally Approved
4/18 Appraisal cleared
4/21 Cleared to Close
4/25 Closed
4/30 (today) received email Loan is Funded

18 calendar days from Application to Funding

I still see a balance on my original loan (with Wells Fargo), I am not sure if funds are wired or overnighted to pay off? anyone have an idea on when I should see original mortgage paid off?

Wells Fargo you say? Getting out from under them sounds like the best component of your deal.

I should be closing soon as well.
Got 3.375 for 20 year for a 382k loan. Trying to get the rate lower, but they keep saying the free floatdown is not something I qualify for.
Closing cost is $1800, but I still want closer to 3-3.1% rate.
Anyone find a better price for Title insurance and settlement fees in GA? I see $1750 total for that column in my quote.
Try Tim Conlon closing attorney in Atlanta, some of the lower fees I've come across and I work in the business.

Anyone finding any good rates for Jumbo loans? I got PNC Bank to quote me 7/1 ARM at 2.875 and about 1800 in fees. No one is giving anything good ~3% for 30 years fixed. Looking to go for 7/1 ARM with PNC. that's the best I have seen.

Also Better is saying that they don't offer 7/1 ARM.

I just got my statement credit over the weekend. Just for others who don't have an AMEX card or didn't get the offer, I got an AMEX card just for this deal after this thread was started. I didn't have the deal offered, but followed the link in the wiki and it worked for me. I'm more than happy to answer any questions.
at what point in the process do you use your amex credit card so it knows to credit the account $2500? did you receive the amex offer or just went to https://better.com/with/amex directly? did u pay the fees on the amex card? what if no points and no fees refi?

Better.com sets up your application once you lock and adds in tasks (all the documents they need to process your loan) and within these tasks is one of the steps to enter your card number to which the credit needs to be applied.

Yes, that's what happened to us. Our loan costs (points) were higher due to the heloc. I was able get a manager to lower those costs though, with a nice long email about how financially responsible we are in our family. So it's worth asking the closing agent about it.
thanks, will keep this in mind for when I can refi in a couple of months

I am getting 2.5 for 15yr fixed with loan amount of 620K. Better won't match or beat. I will bite the bullet. Looks like a good deal with enough lender credit to cover all of my costs (including escrow)

What lender did you go with? Seems like a great rate esp with the credits you are getting.
