Is your flood required for the loan? I agree with others as I am required to have Flood insurance for my property and it's billed separately. IE... It's required to be listed as a separate escrow item per federal requirements. For me, it's $450 a year and has gone up each year.

If your area is subject to flooding but not "required" it's different. Some areas are flood prone but not required to have Flood insurance on a loan. It only matters what your area is zoned for.

It's not required. I looked up the FEMA flood zone areas and I'm safe from that. But central Florida = Hurricane = Who knows.

I'm coming up on 5 weeks since I locked my rate and I still don't have a closing date. Just when I was about to close, they realized that I needed an appraisal. That's been over a week and still waiting on them to review the details. It's pretty obvious though that this isn't going to get paid off by the end of May and thus I will 1) Have to pay my old mortgage at the higher rate and 2) Will have to pay the $100 PMI that I was trying to get rid of. I swear I didn't get lucky with the great agents that some of you have had.

Yikes. Sorry to hear that. 5 weeks is much more like a typical refinance. Hopefully things progress much more smoothly now for you!

Thanks. It's just frustrating since I read about everyone else having 2 and 3 week refinances. Nothing is overly difficult I think about my mortgage. They haven't come back with a lot of questions or having to reverify my income, debt, etc. My team just... phew. Thanks. Hopefully this is over quickly. I'm only here for that $2500 from Amex. Otherwise, I would have gone with LenderFi.

Why don't you tell them not to escrow your taxes as that might put your LTV under 80%

With the new loan, I should be at/under 80%. However, I was referring to my current mortgage company. I can't remove PMI on that account right now.

My transfer taxes just increased by about $2000 from the original estimate. I am doing a straight refinancing with no cash out. Is that a common practice?

Same- i have 2 amex cards and one was denied the refund, they are trying to submit the other one. Wish I could just talk to amex myself.

How did you know you were rejected? Did they notify you or you reached out to better.com and inquired?

The Better.com Loan Estimate is asking for 11 months of Escrow in advance, seems crazy right? other estimates Ive gotten are 6 months or less.
