I locked at 3.25% 30 year refi with better for $2500 closing - $1650 lender credit - $2500 Better Amex. Suboridinating the 2nd lien killed me. But hey, no cost refi and drops me .5% here in TX. Ends up shaving 4 years off my mortgage.

I don't want to l lose this opportunity to refinance since I've already pulled credit and if worse comes to worse by July rates are even lower it may make sense to try another refi if I can do this AMEX offer again.
2.85 % with lenders credit for 30 yrs ...too good to be true. I locked up with better for 2.5% with no points for 15 yr and I feel I should have keep looking for better rates.

Did you have a balance on your HELOC? If you have a zero balance HELOC it shouldn't affect you at all.

With a HELOC you can't waive an appraisal so that cost you another $500. Why didn't you cash out refinance and roll the HELOC into the primary mortgage. Probably paying more than 3.25% on your HELOC.

The Amex promo waives the costs of the appraisal. But that is still more work than getting an appraisal waiver. Since s/he did a subrogation, the HELOC is still available. If it was paid off and closed, it could be hard to get a new one (at the moment) in this environment.

HELOC bank isn't going to authorize subordination unless better.com does the appraisal. Even if better doesn't require it, the HELOC bank will.

If you need to keep the HELOC for use, then you can't cash out refinance. But if you can do without for a year or two until you can apply again, rolling the HELOC into your primary mortgage will save you money.

I concur. I was just saying that there would be no cost for getting the appraisal thanks to the Amex promo. And I concur. I would personally close out the HELOC for the best rate and reopen down the road. My last one was open w/ no closing costs at all as long as it remained open for two years (no advances needed).

owning.com currently has 3.125% for 30 year 765K conforming. no fees/costs.

i'm want to see if better.com can match or beat this, plus give the $2,500 amex credit.

It's not a HELOC. I used free appraisal and came up just short of a cash out refi like 81%.

Just put some cash towards the loan or mortgage and qualify for the cash out refi.
