EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

What are the best 15 yr fixed rates going on today. I got one for 2.375% with $980 closing +escrow+ Amex credit from better. Is that a good rate to close? Thanks

Thanks. I tried LoanDepot earlier but they wanted to pull the credit report and the rate they offered before the pull was not appealing, I will give a try again.
I spoke with LoanDepot rep and gave him my mid credit score to get rate information. It was not great.

I had this offer added earlier this year and I remember it said expires sometime in July...now I can't find it on my Amex app anymore. Am I still eligible?

I'm in the same boat. Does anyone know?
Very few received direct emails or offers from AMEX. Many used the link. Myself and few others called and spoke with AMEX rep and they confirmed that any card holder who uses the link is eligible. As always there is no guarantee without confirmation from AMEX. Better says when a lender estimate does not have appraisal fee and if we receive an email from Better saying that we are elibile to get AMEX credit after creating an account, we will get credit most likely. Once the loan is closed, Better sends fund to AMEX and we get $2500 credit from AMEX.

Any lenders offer investment property refi @ 3.5% or lower with almost no cost?
Quote from SDRebel :
For my investment I got a full percentage point higher than my primary...and it's actually higher than what i already have (4%)
Try AimLoan and Closeyourownloan. I used AIMLoan online estimate to pricematch to Better. Not many offer good deal to investment property. It also depends upon amount, zipcode and credit score.

I paid $2400 in points during Nov 2019 and obtained a cash-out refinance for my investment property (3.625% for 15 years). I would not have tried again if there was no AMEX credit.

Right now, Better after PM to AIMLoan gave me 3.25% for 15 years (no-cashout) with about $1700 closing cost (without prepaid and escrow). Hopefully, I will get $2500 AMEX credit.

How can you see the rate table?
Once you sign up for an account, you will see rates and points. It will get updated after price match. You won't see this table after locking the rate. However, you can talk with their rep and chose some other points (from the table you locked).

Curious - I'm supposed to close this coming Tuesday - have an appointment set up for their notary to come by the house to sign docs. I have $7K in closing ($1800 in fees and the rest in escrow) to pay for. How/what is the process for paying the $7K? Can I put it all on credit card, check, wire, etc.? Do I have a choice? Also, what exactly does the closing process entails aside from my wife and I signing in front of notary? Do we need a third person to witness (would be problematic) etc?
A mobile notary can meet you at any location (typically your house). You need to show ID and give a photocopy. A third person as a witness is not required. Typically, based on the amount that you bring to the table, they will offer you choices: personal check for smaller amount and cashiers check for a large amount.

For owning.com. They dont offer 20 year mortgage. Fyi.

Anyone know if lender fi gives an estimate without pull?

Also my loan amount is 560k. It seems i wont get a good rate unless i pAy it down to 510k.

Im in california. Anyone find a good rate on 560k for 20 year loan?

If you haven't locked, it's on the left Nav and you can pick which term, escrow or not, and how many points.

Take screenshots before you lock because you cannot see the rate table once you lock.

If you have already locked, you loan concierge/officer can send you screenshots of the rate table as they still can see it on their side.

I am wondering the same thing. It ask for SSN number but does not indicated if its a hard or soft pull.

Questions for people who closed on a new purchase with better.com - any hiccups in the process? My realtor keeps saying to use a local lender because online ones will mess up and we might not close in time. I am FTHB in Chicago and closing late July. I have most of the paperwork in order and it doesn't seem like there will be any issues.

Also, which rate would you choose to rate match and why? Loan amount 510,000, 30 year conventional. Closing cost same as it's the same company. I plan to stay about 5 years.
1. 3 % (3.037 APR) 0 points.
2. 3.125 % (3.162 APR) $5100 credit.
