Wow! I closed a very similar mortgage sum on 15yrs for 2.875%!

What's your scores etc.?

I applied for the Better Price Guarantee because to be honest the rates have been awful compared to what I have seen. My "team" at Better has been dodging my calls for the last 3 days. My non Better LE is 2.875 with about a 3k lender credit and Better for the same rate would cost me 10k. The whole $1000 guarantee seems like a scam at this point. Best of luck to those who have had success with them but I hope you don't end up with Arnold as your team lead.

Totally get how frustrating that can be to try to get your deal while also trying to not come across as desperate or annoying! It also could be that they are getting slammed in past week with many new applications and may have started cherry picking to be "less" responsive in matching LEs that vastly differ from their own offerings .

Do keep in mind your loan amount and location also play a major role. Your loan is around $325,000. I'm not getting anything close to that rate in Texas with my loan balance.

Well this sucks. I have Arnold too. I just sent a competing LE today and hoping they get back with a match shortly. I will schedule a call if I haven't heard anything by Thursday or Friday.

Thats a very good point. I made too many assumptions. You are correct that loan size, location, credit scores, LTV, will all impact everyone differently. Anyways good luck to everyone!

Yeah, I'm rate locked with 2 other lenders so I'm not worried at all. I'm mainly just surprised because they came highly recommended to me by others. I'm guessing I just got the back half of the bell curve when it comes to customer service. My co-borrower and I both have 800+ credit scores and are sitting on a ton of equity in our current property so I'd assume we would be an easy process.

That's really good! My loan is under $300k which I think may be the reason they can't go lower--I already tried pushing for lower cost (I didn't have a competing LE for a rate lower than 2.375%) but they said "the company only goes down to a certain point on margin for each file" and I'd hit that point.

Where did you get the 2.25% completing LE from?
