Rates horrible throughout the board from everyone online for my zip code and loan amount. This is pretty much what everybody is offering now.

I've got 2.375% on the table right now from better.com for a 15 year fixed.

ABC total is $2,320 plus a $350 lender credit to bring it to $1,970. Even with the AMEX credit it wont' cover all the other closing costs (high transfer taxes in my state).

Good enough to lock it in?? What do you think?

Second time with better.com. They are ok with it when I emailed them:
"If your previous refinance was a cash-out refinance then you would have to wait 6 months to begin a new one. If it was a regular refinance, then you can begin a new refinance at any time! ​You can also use the AMEX offer on a new refinance."

That's awesome! I was told by Better that they would not even offer 2.5% let alone 2.375%.

What about best price match? Are they offering that as funding on prior better loan is under 6 months excludes price match as per best price T&C?

Hi I was supposed to close last week with Better and had to cancel a couple days before closing because of a complication with our title that I'm working on, and the rate lock expired yesterday.

Would like to try again with the $1k rate match and Amex offer. Based on the terms and conditions for rate match can't have had a rate lock in past 60 days. Based on comments I read here that an application must proceed within 30 days, anyone know if I can try applying before July 25, then present a competitor's LE after August 15 (60 days after yesterday's lock expiration) if this strategy would work out to get rate match as well as amex offer?

Concern though would also be with the several week time lag between applying and rate locking, if the Better agent is unresponsive in the 24 hours after presenting the other LE by which the deal could get away again.

Went ahead and rate locked with better.com tonight.

I'm waiting on one more LE to come back but I'd be surprised if it's better than what I just locked and I didn't want this rate to get away from me.
