Well, I did include that it is possible for the settlement agent sends it out the same day. I'm glad some are better set up for that than others.

I am glad in your case they did that. They have dragged you along far enough that it's good they got the payoff applied ASAP. Congrats on finally closing!

You stated that it was uncommon so I just wanted to share my "uncommon" situation. Note that I used an outside closer so maybe that added to it. It's crazy though that any settlement agent would wait over a day (or more) for the money to clear. That's supposed to be the point of wiring. The money is available and cleared immediately, right? Also, I would imagine that it depends on the time of day that Better wires the money. I stayed on them to make sure that it was sent out immediately so I wasn't charged a late fee for June.

Yeah. It definitely sounds like Better wired the funds in the AM as even your old lender applied it same day. The one silver lining after the trouble you ran into. Smilie

Im still shoppin for a refin. Is there any company that will offer a good rate on a loan at $560k and give good rate? Aimloan gave good rate but only to 510k for my county in california

i found a place with good rates, but they wont provide a LE and only a loan summary. is that good enough? how i can get them to give me a LE.. they want me to lock in before giving it to me.

Yes. And putting it in US mail meets the obligations of those 3 days as long as the postmark is within those 3 days. Email is not a requirement. So if they want, they could take a week before you have it in your hands.

What is the reason you do not want to lock the rate with this lender though?

You aren't forced to stay with the lender if you lock. However, if they have an application fee or you have to pay immediately when you lock, you won't get that money back.
