Would recommend using mortgage tools available on zillow, Costco, lending tree or similar if you have not already tried.

thanks! i tried most of them already, but ive been getting low 3s for 30year refi. Maybe the rates went back up last week. will just have to keep trying!!

It seems people are getting really good rates below 3% for 30 year fixed refinance with zero basis points. Who gets better rates - conventional conforming loans or jumbo loans?

They are pretty much useless. They are salesmen. Once they got you to lock, they wash their hands.
I agree with the sentiment that these are salesmen and they don't really help after locking rate. I had same issue but resolved it by using the "schedule a call" under "Your Team" link. However lloks like even this they have removed now - schedule call is valid only until you move into processing after which the schedule call button moves to the processor. If you have a responsive processor, sometimes you can ask the processor to let the salesman to call you back and that works better than emailing the salesman.

I had same issue: called them and they were able to remove some kind of flag on the property so that from time I logged in I was able to start a new application with the same email address and same account on the same property. Generic number is ok - don't need to call the coinage.

It depends on the rate you are bringing to them and the state of the market on the day you bring that rate to them. So if rate you ask them to match is really the best on the day, they will likely not offer the extra 1K and say that Amex offer more than compensates. If rate is mid-range they will include appraisal cost $400 or so and beat by about $600 instead of $1000. If rate you bring them is at the high end of the market rate for the day they will beat by the full 1K without taking appraisal into account. In the first case if you push a bit they might come back with a slightly better offer after talking to supervisor though not full 1K. Just my experience based on 3 match requests to date.
